"Rivendell" is highly regarded beef cattle grazing and feedlot enterprise located approximately 19km east of Inverell and 49 km west of Glen Innes, in the productive North West region of New South Wales.
The property comprises 1,296.75 hectares of predominantly gently undulating arable and grazing land, combining improved pastures of Phalaris, fescue, prairie grass, ryegrass, plantain and clovers with some native pasture areas. The property encompasses a productive mix of black to chocolate basalt soils, complemented by areas of red basalt. Approximately 400 hectares annually sown to winter cereal fodder crops, 150 hectares to summer forage crops and 60 hectares established to lucerne for hay production and rotational grazing.
The standout asset is the fully operational 1000 head cattle feedlot with pens. Additionally, there is Development Approval (DA) for expansion to a 2,000-head capacity facility (subject to compliance). The feedlot comprises 13 pens, all steel constructed with steel posts, top rails and triple cable infill. Each pen features concrete feed bunks with 3 metre aprons and water troughs.
Supplementary feed pens are also a feature asset, I think has the ability to feed 1500 cattle. being fitted with water and feed troughs allowing flexibility for feedlot induction, backgrounding or opportunity feeding.
In addition, there is a well-designed set of steel cattle yards include a double race for efficient handling as well as a dedicated induction area comprising a steel framed roof structure and crush, all supporting efficient livestock handling and transport.

The property can be used for both breeding and fattening enterprises or a combination of both. It is estimated that the property would be best suited to run background 2000 cattle and then finish in the feedlot
Water is a key feature of "Rivendell' with a robust and well-integrated supply to service livestock, homestead and operational infrastructure. Swanbrook creek traverses the property with 5kms of double frontage, from which a pump supplies water to a reticulation system. The system connects dams, a bore with an electric submersible pump and the creek via Polypipe to a central 250,000L header tank. From there water is gravity fed to concrete troughs across the property, ensuring consistent and efficient delivery, with an additional 250,000L tank integrated to ensure greater water security.
The holding is securely fenced using a combination of plain and barbed wire, electric systems, and sections of hinge joint netting. An established network of internal roads, ranging from compacted gravel to earth tracks, services the property and allows all weather access to key operational zones. There is also a gravel pit onsite providing a convenient source of materials for road maintenance.
Fertiliser management has been tailored annually and includes a combination of feedlot manure (8-10t/ha) and synthetic fertiliser applications. A significant asset of Rivendell is its reliable on-site access to high quality feedlot manure, which has been successfully integrated into the properties nutrient management program, complementing modest rates of synthetic fertiliser to achieve excellent pasture and fodder crop yields.
Four residences are located on the property allowing generational housing, staff accommodation or rental income capabilities. There is a well maintained main Four bedroom homestead with pool, two cottages and a managers residence, all in excellent external and internal condition.
In addition the property has an array of extensive shedding, including three Machinery sheds, Hay shed, Garage, and oil shed.
