Q: What is the Conservation Agreement on the title?
A: It's a voluntary, in-perpetuity agreement registered on the title
between the landowner and the NSW Biodiversity Conservation Trust,
protecting around 24ha of the property's natural bushland. It stays with
the land permanently and transfers automatically to the new owner.

Q: Does this affect where I can build?
A: The existing building envelope and the main access track sit

Q: What can't I do in the conservation area?
A: You can't clear native vegetation, farm, graze livestock, build, or

A: You can walk, camp (including campfires), mountain bike, ride horses,
birdwatch and generally enjoy the bushland, collect fallen timber for
heating/camp fires, and carry out weed, pest and erosion control. Small-

are also permitted.

A: No. There's no compulsory reporting, monitoring or management cost —
it's a passive protection, not an active land-management obligation.

Q: Is this a biodiversity offset site?
A: No — the agreement documentation confirms it is not tied to an offset
obligation. It's a standalone conservation agreement.
