Nutrien Harcourts is pleased to present for Auction "Nauroy", a grazing opportunity located in the reliable Pulletop district in the eastern Riverina north of Holbrook. The property combines scale and a bulk of feed available for this spring.
Location:
Nauroy is situated 38km north of Holbrook and 50km south of the regional city of Wagga Wagga. The property has sealed road access, with the Hume Highway 19km to the southeast. By road Canberra is 270km, Melbourne is 420km, and Sydney is 490km. From Wagga Wagga there are multiple flights to Sydney, Melbourne and Brisbane.

615.8 hectares or 1522 acres, on two freehold titles.
Scale and productivity
Nauroy has been run as a commercial sheep operation during the vendors tenure with a focus on improved pastures which are in excellent condition. Pastures comprise a blend of phalaris, clover and lucerne on the lower country and the eastern hill country has good stands of microlena, redgrass and clovers. The soils comprise alluvial types along Burkes Creek, with red and grey loams over the arable rises and decomposed granite on the hills. The timber is superb along the creek with stands of Yellow Box and Red Gum and a mix of native timbers offering shelter on the rises. There are multiple tree plantings throughout the holding with some newer plantings establishing.
Reliable water:
Nauroy enjoys around 2km frontage to Burkes Creek where there are extensive areas of permanent water. The property has 28 surface dams, a licenced stock and domestic bore on the creek flats supplies water to two dams and a tank at the homestead to secure the gardens and approximately 14 troughs. There are four rainwater tanks supplying the homestead and the entire home is run on rainwater. The district annual average rainfall is 670mm.
Fencing:
During the vendors tenure the fencing has been renewed and improved to allow for easier stock management. The property is now fenced to over 40 paddocks and additional laneways. There is new boundary fencing on the eastern country and on the creek country.
Working Infrastructure:
The all-steel Proway yards include curved race, 3 way draft, working race, sprinklers and adjoins the 3 stand electric woolshed. There is a 3 bay machinery shed, hayshed and two silos. A set of timber and steel cattle yards are near the sheds. For vehicles there is a single car garage and also a three bay shed with workshop area, allowing space for four vehicles. There is an EV-charger and a 13kW solar system on the roof of the shed.
Residence:
The original 1950's homestead with verandahs is of double brick construction. The vendors have extensively renovated and extended the home. There are now 6 bedrooms, the main with walk in robe and ensuite and there are multiple family living spaces. The large open plan kitchen living space is north facing and opens to a north facing outdoor entertaining deck overlooking the pool and tennis court. The home features a large Cheminees Philippe wood fire, two working original open fire places, reverse cycle heating and cooling as well as an evaporative air conditioner. The windows in the brick extension are all double glazed. The northern outlook takes in the heated 12m self-cleaning swimming pool, newly fenced tennis court with LED lights and the gently rolling hills to the north. The homestead is set in a well established garden with modern automated watering system.
Nauroy is lightly stocked and the vendors will destock upon payment of a 10% deposit, exchange of contracts, and insurances being in place. Once contracts are exchanged the vendors will offer the purchaser access for grazing purposes (conditions apply) between exchange and settlement in late January, 2026.
