Large-Scale Cropping & Grazing in the Western Downs Feedlot Corridor

LAWD is pleased to present for sale the Inglestone Aggregation (the Aggregation) a large-scale dryland cropping and grazing operation situated 15* linear kilometres south-west of Inglestone in the tightly held Western Downs region of southern Queensland.

KEY INVESTMENT HIGHLIGHTS

• Comprising a total land area of 6,445* hectares across three holdings, with 4,573* hectares (71%*) extensively developed to dryland cropping and a further 1,872* hectares (29%*) utilised for grazing and operational support.
• The Aggregation combines three substantial holdings known as Warooka (2,557* hectares), Woodville (1,777* hectares) and White Hut (2,111* hectares), located within a 7* kilometre radius, delivering operational scale, efficiency and flexibility through a variety of acquisition and ownership configurations.
• The arable land is fully utilised for cropping, delivering consistent yields across a diverse rotation of wheat, barley and chickpeas in the winter season, complemented by sorghum during the summer.
• A significant portion of the grazing land on White Hut is considered to have further arable development potential, offering flexibility for future land use optimisation.
• The grazing component of the Aggregation overall supports an assessed carrying capacity of 580* Adult Equivalents (AE), equating to 1AE* per 3.3 hectares. This capacity may be further enhanced through targeted increases in fodder production.
• Benefiting from highly productive soil types, predominantly chocolate to grey self‑mulching cracking clays, with areas of red soils, the Aggregation is supported by a favourable climate and reliable rainfall (average annual rainfall of 578* millimetres).
• A well‑developed and efficient layout of internal laneways and paddocks (24 main paddocks), combined with quality fencing, including strategic sections of exclusion fencing across both Woodville and White Hut.
• 24 catchment dams ensuring sufficient livestock water supply as well as a sub-artesian groundwater bore located at White Hut which supplies tanks and livestock troughs.
• Predominantly open, gently undulating topography throughout the Aggregation, well suited to efficient large-scale farming operations. Substantial capital expenditure surrounding contour bank development has occurred over the past twelve months. LiDAR surveying has also been completed across the Aggregation.
• Structural improvements are complemented by well-developed operational infrastructure, including machinery shedding, substantial grain silo storage (5,000* tonnes combined) and grain bunker storage (9,000* tonnes combined), a chemical shed, workshop and two sets of steel cattle yards. The Aggregation is further enhanced by three main residences (one for each of the holdings), along with dedicated guest and staff quarters at Warooka.
• Exceptional proximity to major feedlot operators within the Western Downs feedlot corridor, including Enarra, Teys, Lillyvale, Stanbroke, Grassdale, Condabri and Opal Creek Feedlots, underpinning a low-cost, direct grain supply opportunity into one of Australia’s largest feedlot regions.
• Close to grain receival sites at Meandarra, The Gums, Miles, Toobeah and Goondiwindi (GrainCorp).
• Close to livestock saleyards at Dalby and Roma, each of which conduct weekly cattle sales, offering consistent, high-throughput trading platforms for the region’s livestock producers and buyers.
• Strategically located in the well-regarded Western Downs region at Inglestone, close to Goondiwindi (112* linear kilometres), Dalby (165* linear kilometres), Roma (150* linear kilometres), St George (114* linear kilometres) and Brisbane (330* linear kilometres).
