Central Park is just 52kms directly east of the coastal town of Green Head and experiences a longer growing season on the back of late season coastal rainfall with a mild finish. Being just 17kms from the Brand Highway and located on the Coorow- Green Head bitumen road it has excellent access for grain and utility movement.
The 2000.18 hectares offers approximately 1640 hectares of mostly open plain cropping land which enable an efficiency in seeding and harvest.

Rainfall:

With the Warradarge BOM site located on the property and showing a long term rainfall average of 525mm is a major feature and you can guarantee lack of annual rainfall is not a production inhibitor! This must be considered as some of WA's wettest wheatbelt grain growing farmland.

Soil Description:

A key feature of Central Park must be its record of averaging 3 tonne per hectare while under the current ownership. Open plain paddocks allow for cropping efficiency with all soils having been extensively ameliorated with minimums of 6 tonne of limesand applied and incorporated to depth (6pH at 30cm). The soil mix is essentially 40% gravel sand, 35% sandy gravels and 25% sandy loams.

Improvements:

The residence is a very spacious building consisting of 6 Bedrooms, 3 bathrooms and a large 4 car carport which is built under the same gabled roof. It is a solid build of steel, iron and fibro and is fully air-conditioned. A Wheatbelt Steel 40m x 30m Machinery shed is as new and is used a s a workshop and for storage.

Water:

Water is sourced from a key bore and reticulated throughout the property. A 275,000 as new steel water tank is used for storage and this in turn supplies the 8 tanks strategically located throughout the property. A 50,000 lt liquid fertiliser tank and 50,000 lt water tank are used for all spraying purposes.

Future Wind Income:

Central Park is located adjacent to the Warradarge Wind Farm. The area is renowned as ideal for renewable energy projects and it is also proximate to the South-West Integrated System (SWIS) main transmission line.
