The Luckham aggregation which comprises of three adjoining freehold properties; Luckham, Thordale and the Belmont Block (originally the Weeba additional area), are located approximately 80km north-east of Winton and 160km south-west of Hughenden. This is a tick free area. There is approximately 20km of un-sealed road from the Kennedy Developmental Road to the Luckham homestead, woolshed and cattle yards, via the Olio- Muttaburra Road. The Thordale cattle yards are located approximately 36km in from the Kennedy Developmental Road, which is also via the Olio – Muttaburra Road.
The best truck access to the Belmont block cattle yards and crutching shed, is via the Oondooroo to Belmont Road. These cattle yards are approximately 43km from the sealed Kennedy Developmental Road. Luckham is in an ideal position to capitalise on the live export market to the north, and the meatworks, feedlots and store markets to the south.
The aggregation is currently running approximately 10,000 merino wethers and 1,000 cattle. There are two mobs of agistment cattle being run in set paddock stocking, while the vendors 10,000 sheep and 200 Brahman cross heifers are in a rotational grazing program around the aggregation’s paddocks.
The Luckham aggregation is best described as 100% usable and productive. The Mitchell/Flinders grass undulating open downs country produces high weight gains at a low cost. The season is very good and the pasture is a very good mix of Mitchell, Flinders and Buffel grass as well as the native Queensland Blue grass and summer Herbages and Forbes.
The properties are exceptionally well watered with 11 dams and 2 water holes. There are 5 solar equipped bores (including one new bore drilled in 2020) and 3 large storage tanks with approximately 157km of poly pipe connecting 98 troughs, plus numerous seasonal waterholes along the creeks. Three of the operational bore holes were cleaned out in 2020– Triton #2 Bore was not cleaned out as it was operational and had windmill rods down the hole. If the three properties are sold individually, there will be a need for water agreements or other arrangements and can be organised if required.
The 5 operational bores are equipped with Iowara solar pumps and Kyocera solar panels, and are set to pump 0.8 litres per second to the highest tank on the water system. They are all interconnected and support each other as required. The extensive pipeline grid consists of approximately 130km of new 63mm PN8 poly pipe, 18.5km of older 63mm poly pipe and 8.8km of 2”/50mm poly pipe.
The Luckham waters can be monitored 24/7 with the OBSERVANT Water Level Monitoring System from anywhere in the world where there is mobile phone coverage or internet service. Text alerts are sent if water levels are dropping and a smart phone can be used to log in and manage the system. This system can pinpoint problem areas such as leaks and a drop in pressure along the pipelines; thus giving security in knowing that your livestock always have a good supply of fresh water ahead of them. This OBSERVANT Water Level Monitoring System will be included in the sale.
There are three sets of steel cattle yards (mostly portable panels) that are well positioned throughout the aggregation. The pioneer woolshed- built in the 1960s, the quarters and the steel sheep yards located near the Luckham homestead complex, have had a major upgrade within the last three years and they are in excellent condition.
Approximately 24,430 ha (60,000ac) of the total 26,858 ha (66,366 ac) was feral exclusion fenced in 2020 for a total length of 76km. The area excluded from the feral fencing is along the Nesbitt creek channels and is currently running agistment cows and calves. The internal fencing is dual purpose sheep/cattle fencing that is in average to new stock proof condition.
There is a great mix of quality soils on the aggregation with the majority being productive heavy carrying, fertile, self-mulching chocolate and red pebbly Mitchell grass downs country. Most of the pasture is starting to show positive signs from the rotational grazing program that has been in operation over the past three years. The timber is mostly a light scattering of Whitewood and Vinetree across the downs, with Coolibah trees along the creek channels. There is native Mimosa bush and a very light scattering of Prickly Acacia that is very containable in a few paddocks.
The Luckham aggregation enjoyed a very good, above-average season in 2022 with excellent winter rain. So far, the summer rainfall season has been very good, especially on the eastern side of the aggregation. The long term Winton/Corfield average rainfall is around 415mm. In an average season you would expect to carry 3100 AE. At present the aggregation is currently understocked and extra livestock could be carried immediately.
A preliminary biodiversity feasibility study has been undertaken on the Luckham aggregation and it has been determined that Luckham is suitable for the first stage of a soil carbon project development if desired. Carbon sequestration projects would require new activities for the registration of the project. The exclusion fence now takes away the heavy grazing pressures from feral animals and allows for controlled graze and rest periods by the vendor’s own livestock.
