Rare Opportunity To Acquire Large-Scale Cattle Property South-West QLD
The Estate of Sinclair Hill and family is offering the ‘Boanbirra Aggregation’ for genuine sale, presenting a rare opportunity to acquire a large-scale grazing operation in south-west Queensland’s Balonne region.
Comprising three distinct properties, ‘Boanbirra’ (18,562.53 hectares), ‘Fernlee’ (10,763.63 hectares) and ‘Donna Downs’ (10,872.28 hectares), the cattle properties for sale span approximately 40,198 hectares (around 99,330 acres) and is offered for sale by Expression of Interest together or as separate assets.

JLL Agribusiness and Devine Rural have been appointed to manage the sales process. Fergus Russell, Executive at JLL Agribusiness, says, “‘Boanbirra Aggregation’ represents an opportunity to acquire a large-scale operation with good infrastructure and enterprise flexibility”.
Chris Holgar, Senior Director at JLL Agribusiness, adds, “The flexibility of the process to enable interested parties to participate for all or part of the aggregation is intended to cater to a broad market.
“With strategic management changes implemented under the instruction of the Estate and clear intentions to sell, we anticipate interest from local and interstate participants seeking scale in a low-cost production region.”

Strategic Location & Infrastructure
The aggregation is strategically positioned approximately 45 kilometres south-west of Bollon, 185 kilometres south-west of St George and 680 kilometres south-west of Brisbane.
A key feature is the Great Artesian Basin Sustainability Initiative (GABSI) bore scheme, which reticulates water through polythene pipelines to 140 header tanks and 160 troughs across the aggregation. This infrastructure is complemented by seasonal catchment dams and waterholes.
Scale & Productivity
With a total estimated carrying capacity of 30,000 Dry Sheep Equivalents (DSE), the aggregation has historically carried 12,000 Dorper ewes and followers, with significant agistment and/or cattle fattening when seasonal conditions are favourable.

The property comprises a mix of red loams and heavier black soil flats along traversing watercourses. Pastures notably include large areas of Buffel and a productive mix of summer and winter herbages that respond quickly to seasonal rainfall patterns.
Brendan Devine, Director at Devine Rural, says, “I have had a long association with marketing the livestock on the aggregation for the Hill family. It has always been a very productive operation for both breeding and backgrounding sheep or cattle.
“Although all properties benefit from strong herbage and clover growth in the winter, there is good grass response in summer especially throughout a large improved Buffel area on Brigalow, Gidyea country that is second to none in south-west Queensland.

“This, combined with the exclusion fencing and the 140+ watering points from the capped artesian bore boasting 90 psi. The weight gain and bloom on the livestock is a massive feature of the ‘Boanbirra Aggregation’,” he adds.
Enterprise Flexibility
The aggregation’s land types include approximately 16,826 hectares of wooded alluvial plains, 9,407 hectares of brigalow, 5,110 hectares of soft mulga and 3,799 hectares of open alluvial plains, among others. This diversity provides exceptional resilience across varying climatic conditions.
Operational infrastructure includes a four-stand shearing shed with associated sheep yards, a machinery shed and workshop, steel and timber cattle yards, and multiple residences across all properties.
