LOT 57
Located
13 kms south of Capella fronting the Gregory Highway between Montrose and Naumanns Roads.

Country
Level to gently undulating terrain underpinned by predominately fertile, black, grey and chocolate scrub soils, originally timbered with brigalow, yellowwood, belah and coolibah scrub. 1700 acres is arable scrub soils of which approximately 120 acres was black soil downs and has a proven history of high productivity in both summer and winter crop rotations. Approximately 50% of the cultivation area is contoured. The grazing portion of the lot is mixed brigalow scrub soils with buffel grass well established. Subdivided into 3 paddocks, internal fences 3 and 4 barb wires, boundary fences all 4 barb.
There are no structural improvements on this lot.
Water
Water is sourced from a brand-new bore, 96 metres deep, water level at 46 metres from the top. The bore is PVC cased, gravel packed and a concreted top. The bore is not yet equipped. Supply from this bore is rated at 3,150 litres per hour, and storage comprises 2 x 45,000 litre poly tanks.

13kms south of Capella on Naumann’s Road ½ km off the Gregory Highway.

Adequately supplied by 2 bores, one over 100 metres in depth equipped with an old functional windmill, but powered now by a solar pump system, supplying 2 x 22,500 litre concrete tanks at the yards. There are no structural improvements on this lot.
Water
Water is sourced from a brand-new bore located adjacent to Gordonstone Creek. It is 61 metres deep with the water level at 32 metres from the top. The bore is PVC cased, gravel packed and the top concreted. The bore is not yet equipped. Supply from this bore is rated at 3,150 litre per hour.

Access is located 15 kms south of Capella, this lot enjoying extensive frontage to the Gregory Highway.

Country
A quality mix of grazing country comprising brigalow, belah, yellowwood and box of which 60% has been developed. Grows a wide variety of native and introduced grasses such as buffel, natural blue, Mitchell, flinders and kangaroo varieties. Gordonstone Creek traverse this lot from north to south. This lot is subdivided into 2 main and 1 holding paddock, fencing mainly 4 barb wires in fair to good condition. There is currently no boundary fence between this lot and lot 7 TT36.
Structural Improvements
An old set of timber stock yards, reinforced with some portable panels, vet crush with head bail, branding cradle and loading ramp.
Water
Sourced from a bore located on Gordonstone Creek, equipped with a mono pump and Kubota diesel engine, with 70 metres of pipe down the bore. This bore is rated to supply in excess of 2,250 litres per hour. Storage is supplied by 2 x 45,000 litre poly tanks adjacent to the yards.

Access is 18kms south of Capella in a prime position with frontage to the Gregory Highway as well as the sealed Amah Road.

Country
High quality heavier scrub soils mainly mixed brigalow, with smaller areas of softwood and open black soil on the eastern end. Heavily grassed country and small areas of some excellent soils could be farmed. Gordonstone Creek enters the lot on the western boundary and exits approximately midway along the southern end.
There are no structural improvements on this lot, and there is currently no boundary fence between it and lot 58.
Water
Sourced from a brand new bore 36 metres deep and 29 metres to the water level. The bore is PVC cased gravel packed and the top concreted. Supply is rated and 1,350 litres per hour, more than adequate for a livestock and domestic supply.
