LOT 57
Located
13 kms south of Capella fronting the Gregory Highway between Montrose and Naumanns Roads.

Country
Level to gently undulating terrain underpinned by predominately fertile, black, grey and chocolate scrub soils, originally timbered with brigalow, yellowwood, belah and coolibah scrub. 1700 acres is arable scrub soils of which approximately 120 acres was black soil downs and has a proven history of high productivity in both summer and winter crop rotations. Approximately 50% of the cultivation area is contoured. The grazing portion of the lot is mixed brigalow scrub soils with buffel grass well established. Subdivided into 3 paddocks, internal fences 3 and 4 barb wires, boundary fences all 4 barb.

Country
A quality mix of grazing country comprising brigalow, belah, yellowwood and box of which 60% has been developed. Grows a wide variety of native and introduced grasses such as buffel, natural blue, Mitchell, flinders and kangaroo varieties. Gordonstone Creek traverse this lot from north to south. This lot is subdivided into 2 main and 1 holding paddock, fencing mainly 4 barb wires in fair to good condition. There is currently no boundary fence between this lot and lot 7 TT36.

High quality heavier scrub soils mainly mixed brigalow, with smaller areas of softwood and open black soil on the eastern end. Heavily grassed country and small areas of some excellent soils could be farmed. Gordonstone Creek enters the lot on the western boundary and exits approximately midway along the southern end.
There are no structural improvements on this lot, and there is currently no boundary fence between it and lot 58.
Water
Sourced from a brand new bore 36 metres deep and 29 metres to the water level. The bore is PVC cased gravel packed and the top concreted. Supply is rated and 1,350 litres per hour, more than adequate for a livestock and domestic supply.
