881 Upper Lurg Road, Upper Lurg VIC 3673

Neatly enfolded in the Lurg Hills is this attractive property which has been set up beautifully as a manageable small farm. The land is gently undulating at the front, rising to an elevation of 330 metres at its highest point; providing a panoramic outlook over the rolling Lurg hills to the front and Mt Buffalo and Bogong Ranges to the rear.

There is an established driveway with all weather surface, leading to a cleared and prepared area in the heart of the property which would be well suited to building a permanent house (STCA). Power is already connected to the shed, so a major obstacle for a new house construction has been resolved.

The large newly built 18m x 12m steel shed has a 70,000Lt water tank connected. The shed is lockable, has 3 bays - one with concrete floor, and a shower and toilet with septic tank in place. The excellent infrastructure in place represents a sizable investment already made.

Approximately 100 Acres of the total area is cleared, with the balance retaining some natural woodland. Divided to six paddocks, the land has a native pasture base and is free of invasive weeds. There is a new 2.5 Meg dam to optimise water security, and plenty of natural fall on the topography to create further storages (STA).

Astute buyers will see the value here, as not only do you enjoy the natural advantages of living in a pristine natural environment with sweeping birds-eye views, you can also create a sheep or cattle farming enterprise generating a healthy financial return.

Situated within an easy commute to Benalla 20 minutes away, or to Wangaratta just a distance of 32km, this property will suit buyers who wish to build a permanent home, and those who might just want to park up a caravan and enjoy the serenity.
