For Sale E.O.I Close 20 November
"Willunga" Highly Regarded Upper Hunter Grazing Country
Coming to market after two generations of ownership, "Willunga" represents an outstanding opportunity to secure approximately 2,895 acres of highly desirable livestock grazing country in the renowned Cassilis district of the Upper Hunter.
Predominantly comprising chocolate & heavy black basalt soils, the property offers a well-balanced mix of productive grazing country.
"Willunga" has been successfully managed as a low-input grazing operation over a long period, leaving significant upside for an incoming owner to further develop the pasture base and productive capacity of the holding. The property is ideally suited to cattle breeding, backgrounding and a range of livestock enterprises.
Water security is a major feature, supported by an extensive network of bores, tanks, troughs and established reticulation. The main 1,000-foot deep bore pumps to a substantial 50,000-gallon storage tank, with water reticulated throughout the property via 50mm poly pipe. Further water is provided by additional bores, wells, storage tanks and concrete troughs servicing multiple paddocks.
The fencing and paddock layout have been developed with practical livestock management in mind, strategically positioned to assist stock flow and ease of mustering. Quality cattle handling facilities and multiple sheds further complement the operation.
A substantial five-bedroom, two-bathroom homestead provides generous family accommodation with a versatile and practical layout. The stunning views over the farm add to the appeal of the homestead location.
With its scale, productive basalt soils, dependable water, picturesque scenery and significant scope for further improvement, "Willunga" presents a rare opportunity to secure a substantial and highly regarded Upper Hunter grazing holding.
