Introduction
Treviso is a 49.14-hectare freehold orchard in the Red Cliffs/Iraak irrigation district of Sunraysia, Victoria, planted with established table grapes and Afourer mandarins. The property includes a purpose-built packing shed and cool room facilities, supplied by a dedicated drip irrigation system drawing from the Treviso Water Exchange scheme.

The property is offered with vacant possession from 1 October 2026, following expiry of the current horticultural lease. This suits a buyer seeking direct operational control of a producing orchard, rather than a leasehold interest or a bare-land development site.

Land
The property comprises a single 49.14-hectare title. Topography is undulating, with east-west trending sandy ridges interspersed with lower-lying swales. Soils are predominantly deep sandy loam; topsoil depth on Treviso is noted as shallower than on comparable properties in the surrounding district, with citrus plantings established on mounded rows to suit. Average annual rainfall is approximately 290 mm (CSIRO mapping).

Weed control was assessed as good at the most recent inspection (November 2025), and plantings were reported as vigorous and well managed, consistent with an established fertigation and foliar feeding programme.
