In the previous 12 months, regional values dropped 5.6 per cent, well ahead of the 2.7 per cent decline in capital city values.

Bucking this wider trend, values in the Tamworth-Gunnedah increased 3.3 per cent to a median value of $423,877 in the 12-month period. This compares favourably to the 8.5 per cent decline across all regional NSW.

The region’s farm land prices have also remained strong, with the recently released Australian Farmland Valued Report finding median prices in the New England and North West region rose an impressive 35.3 per cent to a new record high of $5,833/ha in 2022.

Tamworth farm land prices have jumped an average of 12.6 per cent a year over the past five years ($7,522/ha) and 9.3 per cent a year over the past 20 years.

Over the same five-year period Armidale has registered a 21.9 per cent CAGR (to $8,057/ha); Gunnedah has reported a 10.2 per cent CAGR ($8,506/ha); Inverell a 13.7 per cent CAGR ($5,210/ha); Narrabri a 19.6 per cent CAGR ($4,8920/ha); $5,029 a 17.8 per cent CAGR ($5,029/ha); and Walcha a 7.2 per cent CAGR ($6,952/ha).

The sharp tightening of supply contributed to the strong price rises across the region, the Australian Farmland Values Report found.

The number of transactions in the region fell by a whopping 40.2 per cent in 2022 to the second-lowest transaction volume in the past 28 years. This is a sharp contrast to 2021 when transaction volume more than doubled from 2019 and was the highest volume since 2007.

The decline in transaction volume was more pronounced for smaller parcel sizes. The number of transactions smaller than 200 hectares fell 48 per cent in 2022 while there was a 33 per cent decline for transactions larger than 200 hectares.

Despite this, there was also a much larger proportion of higher-priced transactions. A 19 per cent increase in the number of transactions above $10,000/ha and large declines in lower price ranges led to this range accounting for 25 per cent of the region’s transactions in 2022, up from 13 per cent in 2021.
