Five Of The Best Blocks Of Land For Sale NSW
If you’re looking to start with a blank canvas and create your dream rural property then vacant land for sale NSW might be what you’re after.
How To Choose The Right Land For Sale NSW
Before taking the plunge, however, you should first check whether the site has a dwelling entitlement.
For example, land in a flood-prone area – or one within an environmental protection zone – may not have a building entitlement, and therefore may only be used for primary production purposes.

Some states – such as NSW – also restrict the building of dwellings on small rural lots. Conducting a title search through the relevant state Land Titles office will tell you if the land has a dwelling entitlement.
A Land Titles search will also provide other important information such as mortgages, covenants, caveats management plans or agreements that protect certain areas.

Even if the farm land does have a dwelling entitlement, there are some other important considerations before deciding whether to proceed with the purchase of land for sale NSW, including:
- Does the zoning of the land allow your proposed use, or will you need to apply for a change of land use or any other permit?
- What agency or local government is responsible for activities such as native vegetation management in that zoning?
- Is the activity you plan for the property suited to the landscape and capability of the land? Is there enough water of suitable quality to sustain the activity that you have in mind? Is the soil fertile and the pH appropriate for growing pasture, crops, and any other produce that you want to grow?
- Do you know the history of the property? What stock did the previous owner have? Did they sow pastures and use fertilisers? Are there any contaminated sites on the property such as cattle dips or rubbish dumps needing remediation?

- Are there any contaminated sites on the property such as cattle dips or rubbish dumps needing remediation?
- Is the land prone to flood or bushfire? Will you need to undertake any management activities to minimise these impacts? It may be more expensive to build and get insurance on flood or fire-prone land.
