The COVID-fuelled trend of city folk seeking a ‘tree change’ has seen the price of small farms in the 30-50 hectare range – also known as hobby farms – increase by a compound annual rate (CAGR) of 2.8 per cent over the past 10 years, according to the latest Rural Bank Farmland Values Report.

The report found the median price per hectare of farmland in the 30-50ha range hit $10,357 in 2002, down slightly year-on-year, but up an average of 2.8 percent per annum over the decade. This compares with an overall median price of $8,114/ha of farmland, up 6.9 per cent on 2019, driven by favourable seasonal conditions combined with low interest rates and resilient commodity prices.

The median price of farmland in the 50-70ha range rose by an even stronger 13.2 per cent to $9,246/ha between 2019 and 2020, taking the 10-year CAGR to 6.3 per cent.

At regional level, the South West and North West regions of the state recorded the highest growth in median price per hectare, increasing by 14.3 and 11.9 per cent respectively; followed by the Northern region, which increased by 0.9 per cent. In contrast, median price per hectare eased in Gippsland, decreasing by five per cent, due to a 24.3 per cent increase in transaction volume, resulting in an influx of transactions in lower-priced municipalities.

Growth in Victorian farmland prices continued in 2021, with the one-year (1/01/2021-31/12/2021) rolling median price per hectare increasing by seven per cent in Q4, driven by strong increases in the North East and South West regions, according to Elders’ inaugural quarterly Rural Property Update. Rolling transaction volume reflected a tight market, declining by 11.2 per cent.

For the calendar year median price per hectare increased at a rate of 28.4 per cent, driven by a 14.4 per cent decline in supply against a backdrop of strong demand.
