The one-year rolling (1/01/2021-31/12/2021) median price per hectare for Western Australia (WA) farmland increased by 15.8 per cent in Q4 2021, according to Elders’ inaugural quarterly Rural Property Update.
While the median price experienced a quarter-on-quarter (q-on-q) decline (-25.2 per cent to $6,498) for the first time in 2021, this was driven by a greater proportion of transactions in the lower-priced Eastern region.
For the calendar year WA recorded the highest growth in median price per hectare of any state, increasing by 41 per cent, led by the high-value Great Southern and South West regions.
Elders notes that the one-year rolling transaction volume decreased by -11.7 per cent (and -0.5 per cent q-o-q and -37.8 per cent y-o-y), signalling tight supply.
It adds that the transaction value jumped 22.7 per cent to $315.5 million q-on-q, but was down 42.2 per cent y-o-y.
This continues the strong farmland price growth in 2020, with the median price per hectare increasing by 19.3 per cent to a record high of $3,066, bolstered by a better-than-expected season, above-average commodity prices and record low interest rates, according to the latest Rural Bank Farmland Values Report. This followed growth of 29.1 per cent in 2019.
The report found strong demand in the Northern and South Coast regions of WA drove the state’s median price per hectare higher. Median price per hectare increased by 21.7 per cent in the South Coast region and 20.5 per cent in the Northern region. All five regions in Western Australia recorded an increase in median price per hectare, which can be attributed to a greater number of smaller parcels transacting at a higher price.
A decline in the number of transactions at the lower end of the price range was more than offset by an increase in the number of transactions priced greater than $4,000/ha, teh report found.
Growth in median price per hectare was recorded across all parcel size segments in WA in 2020, led by the 500-750ha range which saw the largest increase in median price per hectare (+32.5 per cent to $2,334/ha).
The smallest parcel size range (50-250ha) witnessed a rise in the median price per hectare of 13.7 per cent to $5,796, with these properties highly sought after in coastal regions or near large regional centres.
The 250-500ha range had the highest 10-year cumulative average growth rate (CAGR) at 9.2 per cent, well above the other ranges.
