Comprehensive Guide To Acreage Properties For Sale NSW

The value of farmland acreage for sale under 50 hectares jumped 17.2 per cent in 2022, marking a deceleration from the 24 per cent growth seen in 2021.

The just-released 2023 Australian Farmland Values produced by Rural Bank found prices for smaller acreage in the 30-50 hectare range hit $14,896/hectare in the period, taking the 10-year CAGR to 8.7 per cent.

This compares with an increase of 15.9 per cent to $7,349/ha for NSW farmland of all sizes and even stronger rises of 28.1 per cent and 29.2 per cent respectively for properties in the 50-100ha and 150-300ha ranges.

Reflecting a state-wide trend, volumes fell dramatically, with just 482 transactions for acreage in the 30-50ha bracket, down 439 or 48 per cent year-on-year.

Acreage For Sale NSW: Central West

The Central West region – including Bathurst, Dubbo, Forbes, Orange and Parkes – led the state with the largest growth in median price per hectare in 2022, up 46.4 per cent to $6,007/ha.

This was the ninth consecutive year of growth in the region and represented a sharp acceleration from recent years. It followed a rise of 7.7 per cent in 2021 and growth of 10-14 per cent in the preceding four years.

The sharp rise in prices was partially driven by a large fall in transaction volume, with the number of transactions declining by 38.1 per cent in 2022 to 550.

Acreage For Sale NSW: Far West

The median price per hectare in Far West NSW saw firm growth of 15 per cent in 2022, taking the region’s median price to $542/ha.

After a sharp spike in 2021, the number of farmland transactions in the Far West – comprising key centres such as Bourke, Cobar and Walgett – fell 34.4 per cent in 2022.

The decline in transaction volume was seen across all land size ranges in 2022. More notable was the shift in the number of transactions by price range, with nearly half as many priced above $2,500/ha in 2022 compared to 2021, largely due to much fewer transactions in Walgett which accounts for most of this price range.

Acreage For Sale NSW: Hunter

Incorporating Cessnock, Maitland, Midcoast, Mussellbrook, Singleton and Upper Hunter, the Hunter saw modest growth of 7.7 per cent to $12,235/ha in 2022, significantly down on the 19.9 per cent rise in 2021.

Transaction volume dropped 50.4 per cent to its lowest level in the past 28 years, erasing the rise of 65 per cent from 2019 to 2021.

The sharp drop in transaction volume was most pronounced for small and medium-sized parcel sizes, with the number of transactions smaller than 150 hectares falling by 55 per cent in 2022 while the decline for transactions larger than 150 hectares was a relatively smaller 27 per cent.

Acreage For Sale NSW: New England & North West

The New England and North West region – encompassing Armidale, Gunnedah, Inverell, Narrabri, Tenterfield and Tamworth – saw a strong median price per hectare rise of 35.3 per cent in 2022 to a new record high of $5,833/ha – lifting the 20-year CAGR to 8.7 per cent.

The number of transactions in the region fell by 40.2 per cent, the second lowest transaction volume in the past 28 years. The decline was more pronounced for smaller parcel sizes, with the number of transactions smaller than 200 hectares declining by 48 per cent.

Strong median price growth was consistent across the region with nine of the 12 municipalities recording growth over 20 per cent and only two declining.

Acreage For Sale NSW: North Coast

The North Coast was the only region in NSW to record a decline in median price per hectare in 2022, dropping by 9.6 per cent to $9,800/ ha following six consecutive years of growth.

The number of transactions in the region, comprising Ballina, Bellingen, Byron, Coffs Harbour, Kyogle, Lismore, Port Macquarie, Richmond Valley and the Tweed, fell sharply to just 311, a decline of 51.5 per cent.

The decline in median price was largely driven by a reduced proportion of smaller parcels of land traded. Parcels between 30-50 hectares accounted for 35 per cent of the region’s transactions in 2022, down from 43 per cent in 2021.

The median price of smaller parcels between 30-50 hectares fell by six per cent in 2022 after a strong 29 per cent lift in 2021. Price growth was seen for mid-sized parcels with a rise of 17.6 per cent for 50-100 hectares and four per cent for 100-150 hectares.

The median price per hectare of farmland in the Riverina Murray – which includes Albury, Cootamundra-Gundagai, Griffith, Hay, Murrumbidgee, Narrandera and Wagga Wagga – increased by 14.7 per cent in 2022 to $6,942/ha, the sixth consecutive year of double-digit growth.

The long-term decline in transaction volume resumed in 2022, with a 38.2 per cent drop following a short-lived 41.6 per cent rise in 2021, taking the number of transactions to 322, the lowest in the past 28 years.

The median price for small parcels between 30-50 hectares rose 53.4 per cent to $11,641/ha.

Acreage For Sale NSW: South East

The region, encompassing Bega Valley, Goulburn Mulwaree, Queanbeyan-Palerang, Shoalhaven, Snowy Monaro and Yass Valley, recorded a ninth consecutive year of growth in its median price per hectare in 2022. The median price rose by 17.2 per cent in 2022 to $10,521/ha.

The median price has more than tripled over the past nine years with growth of 227 per cent since 2013.

A contributing factor to price growth in 2022 was a tightening of supply. Transaction volume in the region fell to 366 in 2022, a record low, on the back of a 37.4 per cent decline.

The sharp decline in transaction volume was most prominent for parcels smaller than 150 hectares. This segment of the market recorded 41 per cent fewer transactions in 2022 compared to parcels larger than 150 hectares which saw only a 28 per cent decline.
