Acreage For Sale Brisbane QLD: A Buyer’s Guide

The median price of acreage for sale in South East Queensland – including the areas surrounding the capital of Brisbane – increased 13.4 per cent in 2022 to a record $12,170/hectare, maintaining a four-year run of rising values, according to the recently-released Australian Farmland Values 2023 report.

While a significant slowdown on 2021 growth of 24.8 per cent, and below the state-wide growth of 18.9 per cent, the south-east corner continues to hold the title for the highest median price per hectare of Queensland’s regions. Growth in 10 of the past 11 years has driven a strong 20-year CAGR of 8.3 per cent.

The result was struck on a 35 per cent decline in transactions, from 765 in 2021 to 497 in 2022. While this is a significant drop from a high point in 2021, transaction volume in 2022 was either on par or exceeded anything seen in the 13 years prior to 2021. This meant that the number of transactions in 2022 was still in line with the region’s 10-year average.

The proportion of sales broken down by dollar per hectare range provides insight into the driver of the increase in median price for the region.

While all price ranges recorded lower year-on-year transaction volumes, it was the highest valued transactions above $20,000/hectare that declined the least. This price range accounted for 26 per cent of transactions, up from 19 per cent in 2021.

South East Queensland’s median price was also pushed higher due to a lower proportion of transactions in municipalities with lower prices. Of the region’s 268 fewer transactions, Toowoomba and Southern Downs accounted for 63 per cent with these two municipalities holding two of the region’s three lowest median prices.

By municipality, the Sunshine Coast boasted the highest median price per hectare at $25,813, a five-year CAGR of 15.3 per cent, followed by Moreton Bay at $17,227 (five-year CAGR 2.2 per cent), Scenic Rim at $15,459 (five-year CAGR 10.2 per cent), Lockyer Valley at $12,778 (five-year CAGR 2 per cent), Toowoomba at $12,161 (five-year CAGR 14.5 per cent), Somerset at $11,512 (five-year CAGR 6 per cent), and Southern Downs at $10,359 (five-year CAGR 18 per cent).

Rural Bank Queensland’s Leah Weekes says the increase in median prices in 2022 were aided by favourable seasonal conditions and strong commodity prices which continued to see a consolidation of smaller farms into medium-sized operations.

“While Queensland has seen a lot of interstate migration from the urban and lifestyle segments, with cheaper land values than other states, we’ve also seen farmers from other states affected by natural disasters diversifying both their geographical and commodity operations,” she adds.

“The slowdown in farmland value growth is expected to continue and may plateau in the coming year, but prices are unlikely to fall significantly as there is still interest even at these higher-than-average prices.”
