Buyer Interest In Large Rural Properties For Sale Up Despite Higher Rates

Interest in rural properties for sale remains high, with fresh data showing buyer enquiries on more than 4,400 properties for sale on farmbuy.com up a whopping 19.2 per cent year-on-year – with larger holdings over 100 acres accounting for almost 40 per cent of enquiries.

This large jump in buyer enquiries was achieved on the back of a 5.3 per cent rise in user sessions and a 3.3 per cent lift in property views in the period January 1-November 22.

Highlighting the strength of the upper end of the rural property market, traditionally larger livestock, mixed farms, viticulture, horticulture, dairy and cropping properties accounted for 20 per cent of property views in the period.

Ag Lending Stats Highlight Strength of Top End

The latest lending statistics also reflect the underlying strength in the top end of the market.

Data from the Australian Prudential Regulatory Authority shows the value of loans and leases owed by the farm sector hit $94 billion at June 30, 2021, an increase of around six percent from the previous June.

Lending to the agricultural sector increased in all states and territories during 2020-21, with the largest percentage increases occurring in Queensland (seven per cent) and New South Wales (seven per cent).

Analysis of ABARES’ farm survey data shows that much of this increase in borrowing was for on-farm investment, particularly land purchases.

Rising land prices and low interest rates have provided farmers with greater equity to support increased borrowings, while historically high farm incomes in most agricultural industries have substantially improved farmers debt servicing capability.

ABARES’ Executive Director Dr Jared Greenville says an increase in farm debt over the past year isn’t cause for concern.

“Because of higher property values, farm business equity has remained steady,” he says.

“Higher commodity prices and two record-breaking seasons have meant farmers have higher incomes to pay down their debts in the short term. As a result, farm incomes are less vulnerable to rising interest rates than they were in the 1990s or the early 2000s.

“The main reason broadacre and dairy farms borrowed money in 2021 was to fund land purchases. That shows Australia’s farmers are taking advantage of two record-breaking seasons and are looking to expand and invest in their businesses.”
