AUCTION NEXT WEDNESDAY - BUY YOUR DREAM
Lot 61
Sitting on the banks of Kangaroo Creek, about 15 minutes drive to Grafton, these two stunning allotments, each with dwelling entitlements, are sure to make the rural dreams of two very lucky buyers come true.
Each block is approximately 10 acres in size and both have received development consent from Clarence Valley Council. Survey plans of the blocks will be available shortly.
Perfect for motorbike or horse enthusiasts, these picturesque blocks, with their cleared creek flats, would also be reasonably productive for market gardening or small scale farming.
The main difference between the two allotments is that Lot 62 has a dam and Lot 61 does not. Lot 62 also features a magnificent old bloodwood tree with a significant scar, the result possibly of a spear or canoe cut out by local Aboriginal tribes hundreds of years ago. Lot 61 also has more cleared area closer to the road.
Both lots have a mix of cleared areas and shady native forest.
There is a walking access to the creek which runs pretty much along the boundary between the two allotments. It is here at the creek front that the property comes to life with fireflies for a few weeks at the end of October - a special sight to behold.
The wildlife in this area is a real feature of the block with the owners reporting to have seen goannas, wallabies, kangaroos, deer and a wide array of birdlife on the property. Take a breath for a minute and listen to the birdsong.
Fencing is in place road-side of both lots and on the southern boundary of Lot 61. The creek forms the boundary on the western side of both lots (not fenced).
Since flooding is in recent memory, it is important to note that appromately 8 acres of each 10 acre lot remained flood free in recent record flood levels. Lower Kangaroo Creek Road was blocked off for several days but the community came together to help anyone in need.
Each sale will be subject to registration with NSW Land Registry Services.
NOTE: This is an *approved subdivision of 684 Lower Kangaroo Creek Road Coutts Crossing (Lot 6 DP701625) which is currently 50 acres in size (approximately).
* Development Consent has been granted by Clarence Valley Council subject to various conditions most of which will be handled by the vendor prior to registration. A copy of the Notice of Determination will be sent to interested parties upon discussion and request.
