Lot 36 Hartridge Rd, Molyullah VIC 3673
For Sale Expression of Interest- Ending 30th October
306 Acres of high-capacity Creek Flats in sought after Molyullah
Situated on Hartridge rd in Mollyullah is this grazing property of 306 Acres with frontage to the Sam Creek; a tributary of the Ryan's Creek. The land is well suited to livestock production; the soils here are deep and fertile Creek flats and are ideal for cattle fattening, although in recent years it has been home to a Merino enterprise.
Divided to 8 paddocks, the property already has a recently constructed road driveway to the centre of the block, giving you many options to set up shedding there or a possible house site (STCA) to optimise the wonderful Molyullah Valley outlook. Views along the Sam Creek are extremely picturesque.
The land is flat to gently undulating, dotted with mature gum trees. Drainage is good with the highest point on the block being approx. 220 m elevation - the surrounding flats are around 202m.
This property has the advantage of critical scale - at over 300 acres this is country that will provide substantial farm income for your livestock enterprise and will respond immediately to fertiliser and pasture improvement to boost production.
Please note that this vendor also has another 504 Acres offered for sale in 2 parcels, in close proximity.
Offered for sale by Expression of Interest, closing at midday on Friday the 30th of October. Submissions should be made on the pro-forma supplied by Nutrien Harcourts Benalla. Contact agent Luke Marple to arrange your private inspection today.
