The sellers of Andrina Farm are prepared to meet the market and at $1200 per arable acre in a 440mm rainfall zone, Andrina is extremely good value in todays farming environment particularly given the amelioration by way of deep ripping and lime application that has been undertaken on this property. Paddocks are extremely open with great access from gravelled roads.
On offer is a cropping property of reasonable scale which is being offered due the owners decision to retire. It is well located being just 35kms north east of Warradarge and 70kms to the town of Coorow. It is also 65 kms east of the coastal community of Green Head and 85 kms north eats of the major seaside town of Jurien Bay.
The property is undulating in nature with well drained soil types that consist of gravel sands 35%, sandy gravels 40% and sandy loams 25%. The cropping over the last decade has been a rotational mix of wheat, barley , canola and lupins. Given the reliable rainfall in the region which is on average 440mm the property has been constantly improving in its ability to produce.
There is approximately 2200 hectares of arable cropping country and 1600 hectares of remnant vegetation with some areas having been cleaned up in recent years by the seller. The property is extremely well fenced on the perimeter with 2 meter and 1.5 meter vermin fencing along most of the northern and western boundaries which has proved to be extremely successful. Access roads within the property are very well built and maintained making all operations of machinery a simple process.
Water is in abundance on the property via 2 equipped bores and a third if required. Tanks have been strategically placed to service all spraying requirements as well as two Liquid fertiliser tanks.
Improvements consist of a 4 x 2 brick and iron homestead which has had recent renovation to kitchen and bathrooms as well as a new iron roof. It looks over the southern valley and offers excellent views. There is also a 400ton capacity fertiliser shed which is built of concrete and iron with a 6 metre leanto and a concrete apron and loading ramp. 4 x 75 tonne Moylan silos, a 50 tonne and 28 tonne are included i the sale.
The property has been set up for total cropping on a rotational basis with cereals, canola and lupins. With approximately 2200 hectares being arable the balance of the property consists of 1600 hectares of remnant vegetation. The 2025 season has been late but all crops are now established and offer good potential given the location which is 60kms lineal kms from the ocean and is a reliable rainfall area
