Soakcliffe, located 20 km from Pingaring, has traditionally been operated as a mixed grain and sheep enterprise. In recent years the focus has shifted primarily to sheep production and during this time has built up a good clover stand, which has maintained the property's cropping potential, providing an excellent foundation for either continued livestock production or a return to a more intensive cropping program.
Soakcliffe is high in the land profile and comprises of 1206 Ha of which 1027 Ha is classed as arable, the balance being shelter belts and fenced off bushland.

Water is well taken care of across the property, with a fully equipped bore including pump and solar panels which can pump the water to another 2 x 23,000L West Coast Poly tanks located at a high point from which the water can be gravity fed to most paddocks, including the sheep feedlot. The bore water is suitable for stock with a good mineral content.
There are 12 dams across the property, 4 with graded catchments and some have graded banks feeding into them, with the main dam having a windmill which pumps water to a 12,000 gallon cement tank which then gravity feeds to the house garden and orchard, sheep feedlot and troughs in 5 paddocks.
The property has a 3 bedroom, 1 bathroom transportable house that could be a comfortable family home or workers quarters. There is a cosy tile fire and reverse cycle air-conditioning. Situated next to the house is a 14m x 9m open shed. An established orchard with 21 fruit and nut trees, grape vines and vegetable gardens are an added bonus.
The original timber on Soakcliffe was Gimlet, Mallee, Tea tree and some Salmon Gum. It was purchased in 1974 as a virgin block with 200 Ha already cleared and has been in the same family who have transformed it into the property it is today comprising of 17 paddocks that have a Nungarin and Geraldton clover base and 6 holding/feedlot pens, making it suitable for both cropping and sheep.
Soakcliffe has been conservatively farmed over the past few years running predominantly stock. The property's fertiliser history has been Agras, DAP then K Till equivalent from CBH Fertilizer and has always had extra trace elements added with the fertiliser and there has been lime, gypsum and dolomite applied where needed over many years. Has been top dressed with super - potash and had molybdenum applied in the past.
The property is well set up for stock with numbers up to 2200 head over the last 50 years. Lambing in merinos has been from 86% up to 100%. There is adequate sheep fencing with plenty of bush shelter belts.
The property is 20km to the nearest CBH site at Pingaring which also has a general store and can provide all farming requirements and 35km from the town of Hyden where there are all the usual amenities and a range of sporting facilities.
Medical services and schooling are catered for in the surrounding towns.
Right on the doorstep of Wave Rock, surrounding rock formations and many other tourist attractions which include an abundance of wildflowers when in season There are always off farm employment opportunities in nearby towns and on local farms for family members.
