With Dongara just 20 kilometres to the south and the regional centre of Geraldton 55 kilometres north (both of which are accessed via Brand Highway), the property is close to educational institutions, medical and professional services, retail outlets plus social and lifestyle activities. The property is 1053.29 hectares (2,602 acres) in total area, being suitable as a depot for pastoralists, an add-on for nearby graziers or a small stand-alone enterprise.

80 Angus breeding cows plus progeny and 75 yearlings are currently carried. In November, 200 calves are normally weaned onto the property from the vendors other holdings and run through until March, eventually being sold to feedlots at an average weight of approximately 350 kilograms. Later dropped calves are kept through for 12 months on the property. The cattle are supplementary fed on hay from April to July.
300 breeding Merino ewes and 350 cross-bred lambs is the present flock size. Due to the vendors gradual reduction in operations, the flock has been significantly reduced over recent years. The property is currently enjoying an excellent season and is significantly understocked.
The landscape on 'Binburra' gently undulates, with soil types being yellow sands, black wattle sands and alkaline red sands. Natural vegetation includes, Illiyarie eucalypts, Titree and wattles.
The business is underpinned by a reliable 450mm rainfall, ensuring good growth of established pastures and hay crops. The vendor estimates 95% of the total area is suited to grazing, with approximately 70% cleared and developed. Of this area, 160 hectares have previously been cropped.
The property has been fertilised bi-annually with 100 kgs/ha of Super/Potash. Established pastures include varying mixes of medics and clovers, perennial grasses (Gatton Panic), Carnac (Trigonella balansia), blue lupins and grasses. 50 hectares of oaten hay is grown normally, in rotation with Carnac legume pastures.
There are 16 enclosed paddocks with a laneway system, swinging gates and run-throughs. Fencing is in good condition throughout the property.
Critically, 'Binburra' has water security. With five water points (depths ranging from 32 metres to 45 metres) supplied by two submersible pumps (solar and electric) and three windmills, livestock have a secure supply of quality water. Well reticulated throughout the property, water is held in fourteen tanks with good troughs. Tanks are interchangeable to different areas ensuring a safe back-up in the event of a pump or mill outage.
Working infrastructure is adequate including:
• Cattle yards constructed of rail and mesh with approximately 150 head capacity
• Four stand shearing shed with large wool floor and adjoining iron and mesh yards with approximately 500 head capacity
• Two General purpose sheds (30x 9m and 30m x 12m)
• Five 15t grain silos (3 x 15t, 30t and 40t)
The homestead is situated on a ridge with stunning views to the coast and the hinterland.
