LOCATION
The property is prominently located in the Northern Tablelands of Northern NSW, strategically positioned approximately midway between Sydney and Brisbane. The property is conveniently just 13 kilometers from the local township of Bendemeer. Tamworth being 45km to the south and Armidale 82km to the north. The property is zoned in the Tamworth Regional Council and North West Local Lands Services.

COUNTRY
Consisting of approximately 10,403.45ac in total and benefits from its diverse topography. The property includes productive river flats, complemented by gently, undulating cleared slopes, which provide endless grazing options for winter crops or pasture improvement. In addition to these, the property also features steeper slopes ranging from light timber to some heavily timbered areas. These rugged sections offer natural shelter, whilst being suitable for selective grazing.
The property primarily features majority granite soils, complemented by some areas of basalt country. Currently 105 acres of oats has been planted and 60 acres of Millet. The balance of pastures are native.
WATER
Water is a major feature of the aggregation, being perfectly positioned with 10km frontage to the McDonald River, supplemented by numerous creeks, dams and spring fed gullies which are scattered throughout. There are 3 water licenses; 128Ml & 120Ml General Security and 7ml Stock and Domestic. A large spring-fed dam near the homestead on "Glenclair" provides consistent water supply to the houses, sheds, and cattle yards, supported by a 240V submersible pump.
Additionally, multiple rainwater tanks are connected to all houses and several sheds, ensuring a steady collection of fresh water. Three windmills operate to pump water into three 20,000-gallon header tanks, which then gravity-feed several water troughs across the property.
RAINFALL
The long term average annual rainfall for the area is approximately 750ml - 800mm (30"-32") annually.
FENCING
The Aggregation is fenced into approximately 61 paddocks. The fencing across both properties comprises a mix of ring lock, rabbit netting, plain, and barbed wire, with approximately 80% of it being stock-proof. Overall, the fencing setup is well-suited to the grazing needs of the properties, balancing functionality with cost-efficiency.
INFRASTRUCTURE
The property is home to three charming old homesteads, each steeped in rich history, alongside multiple cottages all of which need some upkeep to restore them to optimal condition. CARRYING CAPACITY
The current carrying capacity of the aggregation is approximately 700 - 800 cows and calves annually plus a percentage of heifers retained each year as future breeders. However, this figure reflects a system that is operating with a low-cost management system in place. With the addition of improved pastures, fertilizer, the expansion of supplementary crops, the carrying capacity could be significantly increased.
