121 Ceres Road, Mount Seymour TAS 7120
For Sale Expression Of Interest by 27th November
Landmark Midlands Property
"Ceres" is situated 15 km east of Oatlands in the cooler sheltered 450m altitude area of Mount Seymour. Settled in the early 1800's by George Wilson, the property was named after Ceres the Greek god of farming and fertility, and this was also the name of the ship that George and his family sailed to Tasmania. In modern times the property has been held by the Isles family for over 3/4 of a century.
A large majority of this blue-ribbon property is arable light loam soils. The lower country is reminiscent of rural England with many of the paddocks sheltered by hawthorn hedgerows and the gently sloping higher country has stands of ancient gums left as shade and shelter for stock.
Traditionally run as a lamb production enterprise, "Ceres" is well suited to cropping with the friable loam soils highly suited to cash crops such a seed potatoes or poppies. "Ceres" has a 355 megalitre surety 5 water right from the Tin Dish Rivulet that would support this enterprise. In addition, the TI pipeline runs through the property which would give an outlet for water right holders on the Mount Seymour line or those able to access temporary or permanent water from this line.
The grazing and fattening operation is under pinned by an "as new" cutting edge 3 stand Flynn Design shearing shed with computer operated Ram to Ewe catching pens, raised board sawtooth design, and custom built wool bins with a 2 bale capacity. Outside are extensive steel yards with two drafting races and a drenching lane with combi clamp. A major stock route from the centre of the property leads to five small holding paddocks around the yards for easy inbound and outbound stock movement.
A comfortable 4 bedroom weatherboard home off Tunnack Road in a quiet sheltered position that captures all-day sun compliments the property.
Great properties do not sell regularly so be sure to take the opportunity that presents itself with the sale of "Ceres".
