'Hartley Farm'
Held by the same owners since 1976, 'Hartley Farm' is a fantastic small scale grazing property that's been well set up, well loved and is now ready for its next chapter.
Encompassing approximately 30 acres, the property is divided into five main paddocks with secure fencing and currently comfortably runs around 12–15 cows and calves year round.
Water is one of the real standouts here. There's town water, two turkey nest dams and approximately 500 metres of double frontage to Scotch Creek, giving you an impressive water supply and plenty of options when it comes to running livestock.
The farm is well equipped too, with steel cattle yards, an old dairy, hay shed, double garage and workshop, plus a secure dog yard and two rainwater tanks. Whether it's cattle, horses or a bit of both, there's plenty already in place to get you started.
The north facing double brick homestead is approximately 15 years old and provides comfortable family living, 9 foot ceilings, ducted air conditioning, a rear sunroom and a full length front verandah. Solid, practical and ready to enjoy from day one.
30 acres, excellent water, productive grazing country and all the infrastructure you need - 'Hartley Farm' is one seriously handy little holding.
