The eastern side of "Yeranbah" consists of softer red soils with native grasses including areas of Mitchell Grass running into areas of box flats, grey flood out country & red gravel ridges. Timber consists of Gum, Myall, Leopard Wood, Sandlewood & Dog Wood. Native herbages & salines are also present and are interspersed throughout. The 12-mile swamp creek intersects the Southeastern corner of "Yeranbah" providing beneficial flood out in season.
The western side of "Yeranbah" is predominantly Narran River floodplain with grey self-mulching soils with vast stands of Belah. There have been areas cleared and some 700 acres pulled.
"Yeranbah" has been stocked with 3,000 ewes + followers since purchase with exception of drier years where the country and feed has been prioritised. In season there has been 100 to 200 steers run on the western side of the property as a trade opportunity.
There is a gravel pit on "Yeranbah" located just to the east of the Koomalah road, which has potential for supplementary income to the successful purchaser.
Livestock Handling:
Located at the house complex is a 6 Stand steel construction woolshed in very good condition. A large wool room which has held 200 stood bales in the past. 3 x Evo Overhead Plant, Wool press, Grinder & 2 x Wool tables are included in the sale.
Adjacent to the shearing shed is the Sheep and Cattle yards. The sheepyards consist of a bugle design draft, 3 deck ramp, dual lane undercover jetting race, 3-way draft & dust suppression sprinklers fitted.
The Cattle yards feature a covered crush area, crush weighbars, 2-way draft at crush, bugle force & loading ramp. Holding yards are shared between the Sheep and Cattle Yards, one holder with trough. There is a set of sheepyards known as "Tin Yards" located just off the Koomalah Road.
Water:
"Yeranbah" is a part of the Yeranbah Bore Trust. The bore feeds the property via a mix of 90mm, 65mm & 50mm Polyethylene Pipe. Being at the head of the system the pressure is sufficient to run troughs throughout the property with ease.
There are 19 troughs on Yeranbah with most connected to a 22,500lt tank however there are some that are connected direct to the pipeline. There are several risers located throughout the property that are currently unconnected. The homestead complex is supplied water by the bore system as well as a ground tank supplying water to the garden via windmill. Rainwater tanks are also installed at the House, Shearing Shed & Workshop. There are 9 ground tanks located throughout "Yeranbah" providing stock water.
Fencing:
Boundary fencing consists of New Exclusion fencing, New Prefabricated fencing, Older Steel Netting & Plain + Barb and Electrified Weston Fence offsets in various condition. There is agreement in place to replace further boundary fencing with neighbours in the foreseeable future.
"Yeranbah" is fencing into 11 internal paddocks via predominantly newer Prefabricated fencing with some plain & barb fences in good order.
Homestead:
The 3-bedroom homestead is a Hardie plank construction. Entering through the western side of the home via the large concreted entertaining space there is a laundry and to the left the kitchen has been renovated by the vendors approx. 10 years ago. The enclosed breezeway leads you to the living room, bathroom with shower, separate toilet & the 3 bedrooms. All bedrooms and living room have reverse cycle air conditioners. Adjacent to the homestead is the Jackaroo's Cottage, a large well-established lawn and fruit trees complete the homestead & yard.

"Yeranbah" has been run by the vendors as a Merino sheep breeding enterprise since purchase. There is an untapped opportunity for the successful purchaser to expand into cropping via regulatory process and capital investment on the western side of the property.
"Yeranbah" is currently undergoing transition from Western Lands Lease to Freehold title. All approvals & payment have been completed and is awaiting the issue of new title documents reflecting freehold title.
