Werris Creek Station, 54 McCullochs Road, Werris Creek NSW 2341

Elders Rural Services Australia is pleased to present to market 'Werris Creek Station', a rare opportunity to secure a highly productive 925.57 ha (2,286 acre)* mixed farming property on the edge of the renowned Liverpool Plains region. Combining fertile soils, secure water, quality infrastructure and a strategic location just 2 km* from Werris Creek and 46 km* from Tamworth, the property offers exceptional versatility for grazing, cropping, fodder production or equine pursuits.

The country comprises a highly productive blend of alluvial creek flats, black self-mulching plains, gently rising basalt country and low hills. Productive soils, established pastures and excellent cropping history underpin the property's proven performance.

A standout feature is the property's outstanding water security, including 3 km* frontage to permanent Werris Creek, 4.6 km* frontage to Duffs Gully, extensive bore infrastructure, reticulated stock water systems and a valuable 172 ML* Water Access Licence with irrigation infrastructure servicing the fertile creek flats.

Infrastructure is extensive and well suited to commercial-scale operations, featuring quality sheep and cattle handling facilities, a substantial 10-stand wool shed, grain storage complex, machinery sheds, workshop, staff accommodation and equine facilities including nine stables, tack and feed rooms and day yards.

Complementing the productive assets is a magnificent circa 1900 Federation homestead set amongst established gardens and set on an elevated site overlooking the creek flats. The residence offers six bedrooms, multiple living areas and offices, swimming pool, floodlit tennis court and quality ancillary improvements, delivering an exceptional rural lifestyle. Immaculately presented, the homestead has been recently refreshed with new paintwork and quality new carpet throughout.
