For Sale
Texas Valley Beef | Greenfield Feedlot Opportunity
KEY INVESTMENT HIGHLIGHTS
Scale & Development:
- Approximately 385 hectares are available for exclusive greenfield development.
- The current Development Approval and Environmental Impact Statement suggest a 25,055 head feedlot or 25,225 Standard Cattle Units (SCU) of beef cattle at a stocking density of 14.9 square metres per SCU.
- Preliminary discussions have commenced with both Inverell and Goondiwindi Regional Councils with the intention to expand to 40,000 SCU in due course with the introduction of shedding design.
- Expansion-ready: such high SCU capacity supports multi-phase development. These hard-to-secure approvals in NSW make this licence especially advantageous given tightening environmental and planning regulations.
- Preliminary construction activities have now occurred ensuring perpetual occupancy of the current development approval unless surrendered.
- Abundant water reliability - both groundwater and river entitlements - available through a combination of acquisition or long-term leasing, ensuring full feedlot occupancy.
- Strategic Transport Access
* Direct access to the Bruxner Highway enables efficient logistics for cattle intake, feed deliveries, and finished stock transport.
* Proximity to major sale yards and processors in Inverell, Tamworth, and Warwick reduces freight costs and turnaround times.
* Ideal for custom feeding contracts and integrated supply chains, including Wagyu and Angus programs.
Location:
Situated within the tightly held fertile Border Rivers catchment, straddling the New South Wales / Queensland border - approximately 35 kilometres north-west of Texas.
The Border Rivers is known for its strong agricultural productivity as well as highly-reliable water sources, specifically the groundwater and Dumaresq River entitlements.
Climate:
The opportunity is situated at the foothills of the Dthinna Dthinnawan National Park within the Border Rivers region, an area with ample buffer lands whilst being situated within a well-regarded region due to a highly favourable climate pattern combined with exceptional water availability.
Average Annual Rainfall: Approximately 660 millimetres.
Opportunity:
We are seeking Expressions of Interest from Strategic Investment and Operational Partners with an appetite for developing a Greenfield Feedlot site.
Such structures to which the vendors are receptive include but not limited to:
• Self-Funded Operator Model
• Sale & Leaseback
• Syndicate / Cooperative Model
• OpCo / PropCo
• Joint Venture
• Institutional Real Estate or REIT Partnership
The overall intention is to create a synergetic relationship with the landholder through common services, livestock supply and water access (amongst others).
The landholder has established a grassfed supply model on adjoining land and is looking to compliment the region and enterprise with a grain-fed / grain assist program on surplus land.
The current enterprise turns over approximately 14,000 head per annum of pasture finished cattle, with a staged development program to increase these numbers in the medium term.
Dataroom Access:
An exhaustive dataroom has been made available, upon execution of the Non-Disclosure Agreement, access will be granted.
Process:
Viem Ventures is pleased to offer Project Texas Valley Beef, seeking Strategic Investment and Operational Partners for a greenfield feedlot development via a multi-stage Expression of Interest (EOI) campaign, with Stage 1 (submission of EOI’s) closing 5:00pm (AEST) Thursday 30 October 2025.
