Rare Opportunity To Secure A Production Powerhouse In South West Slopes Sweet Spot
Miller and James Real Estate is pleased to present 'Bindinyah', a blue ribbon property in the Cootamundra Shire.

Location - Approx 5 km east of Cootamundra on the Kilrush Rd, 380km south west of Sydney and 160km north west of Canberra.
The Asset - 2,279 acres of beautiful red basalt soils, of which approx 90% is arable with the remainder producing high quailty pastures.'Bindinyah' has an impressive history of high DSE carrying rates with a large proportion of the property sown down to highly productive perennial grasses and legumes. Subdivided into 46 paddocks, and with a fail-safe water delivery system, 'Bindinyah' is arguably, pound for pound, one of the best properties in the Cootamundra Shire.
Farm Size And Potential Breakup:
- Bindinyah - 1,727.21 acres
- Braeside - 174.95 acres
- Beracha - 101.81 acres
- Boomi Park - 100.08 acres
- Belevedere - 174.95 acre
The property is for sale as a whole, but there is also an opportunity to purchase one or all of the smaller properties listed above. The sale of any individual portion would be inter-dependant on the successful sale of the rest of the property.
Water - 'Bindinyah' has access to water through a permanent bore, and three Goldenfields Water connections. Both systems are able to be used across the entire property and are interconnected giving the ability to use one or the other or a mix of both. Water is pumped to a 90,000 litre concrete tank on the highest point of the property before reticulating to tanks across the property, and from there to troughs in every paddock. The system is designed to be fail-safe so if the bore water stops running for whatever reason, the town water immediately begins to flow. This flow continues automatically until the bore water resumes.
Rainfall - 650 mm average annual rainfall
Homestead - The 'Bindinyah' homestead was built in 1911. Constructed with double brick walls and high ceilings, the house faces north and is set in a garden consisting mainly of established trees and lawn.
