Unique Irrigated Horticulture Development Opportunity NSW

Greenfield Site Suitable For Large-Scale Irrigation Development

This is a unique opportunity to secure a 3,080-hectare freehold rural property ideally suited to large-scale irrigated horticulture.

With fertile soils ranging from deep, sandy, free-draining profiles on the dunes (rises) to shallow, slow-draining clays in the swales and depressions, potential crops include grapes, nuts, citrus, avocados and various annual crops.

Since 2000, the property – located at Monak on the NSW-VIC border, approximately 32km south-east of Mildura in the vibrant Sunraysia District – has been used primarily for dry land farming consisting of annual cereal crops (wheat, barley and legumes).

Over the past six years, considerable work has been undertaken to transition the property to irrigated farmland.

Water NSW has issued a water supply and use licence for all the currently cleared land (approximately 1,000 hectares).

Once the remaining clearing is completed (approximately 275 hectares), a further water supply and use approval application will be sought, providing an estimated 1,275 hectares of irrigable land. This is expected to be completed in the next 12 to 15 months.

The proposed irrigation design consists of two pump sites on the Murray River with multiple pumps and pipelines to supply two storage dams (520 and 400 megalitres respectively). Significantly, both pump sites are less than 1km from the property. This lowers operating costs over the long term and, coupled with multiple layers of redundancy, lowers risk.

The initial power network designs have been completed, and sufficient power is available from Essential Energy for both river pump sites. The dam sites are proposed to be powered by diesel or an off-grid power solution.

The property also features partial boundary fencing, two open-front sheds – one with three bays and the other with four bays, plus a three-bedroom house.

The large size and absence of infrastructure provide a unique greenfield development site suitable for large-scale irrigation development, strategically located close to the Murray River and major regional centres for key inputs and infrastructure needs. An opportunity to add further value is available via subdivision into multiple smaller lots.
