Water is charged by Lower Burdekin Water on an annual per-hectare basis, with Northern Division sugarcane growers paying $103.40 per hectare (including a $50.92 per hectare co-contribution from Wilmar Sugar Ltd). This annual rate provides unrestricted pumping access.

‘Brandon Farms’ accesses quality groundwater via eight bore pumps, which is captured for reuse by recycle pits and distributed by four open water pit pumps. Combined pumping capacity delivers 45 megalitres over a 24-hour period, enabling one manager to irrigate the entire property within three days.

JLL Executive Alexander Davies says the property’s water profile is a key differentiator for investors. “The property’s combination of water security, productive soil profiles and cost efficiency is exactly what operators are screening for,” he says.

“In a market where input costs and water access are increasingly scrutinised, the property’s operating profile compares favourably to other irrigated districts.”

High-Quality Soils
‘Brandon Farms’ is characterised by high-quality river loam, black and clay loam soils that underpin consistent high-yielding sugarcane production. The property’s production is expected to exceed 12,000 tonnes of sugarcane in the 2026 season, according to Wilmar estimates.

Over the past 10 years, the property has averaged more than 120 tonnes per hectare with commercial cane sugar (CCS) levels over 14 per cent (per harvested hectare), as per Wilmar reports (noting farm configuration has varied over this period). All sugarcane produced on the property is sent to Pioneer Sugarcane Mill via nearby cane bin sidings.

Hot summers and mild winters, combined with average annual rainfall of 958.6 millimetres, create optimal conditions for intensive cropping.

Production Diversification
While configured as a turnkey sugarcane operation, ‘Brandon Farms’ offers versatility for a wide range of cropping pursuits. The property has historically supported small crop and horticultural production, with the sugarcane production cycle allowing for the planting of legumes such as soybeans or mung beans during fallow periods, creating opportunities for alternative revenue generation and soil improvement. Approximately 1,500 tonnes of silo storage is also available via separate agreement with vendor.

JLL Executive Fergus Russell says the property’s nutrient-rich soils would be highly suited to any intensive cropping operations purchasers may wish to pursue.

Surrounding properties produce a range of fruits and vegetables in addition to permanent tree crops plants such as melons, tomatoes, capsicums, citrus, mangos and much more.

“The property provides the opportunity for southern growers to reduce seasonal risks and generate year-round production capacity,” he adds.

Russell says the property is also well-positioned to capture emerging revenue streams including biofuel production, carbon farming initiatives and other sustainability-focused ventures that align with evolving market demand and investor ESG objectives. Growing industry support for ethanol and sustainable aviation fuel production is further elevating interest in the Burdekin region, as alternative revenue pathways from sugarcane gain commercial traction.
