Strong Price Growth For Rural Property For Sale Hunter Valley
The median price per hectare of rural land in Central New South Wales – incorporating the key Hunter Valley townships of Lake Macquarie, Dungog, Maitland, Cessnock, Gloucester, Kurri Kurri, Mussellbrook, Scone and Singleton – fell by 0.5 per cent to $5,893 in 2021, ending seven consecutive years of growth for the region after 2020 saw a 25.5 per cent increase, according to the latest Rural Bank Farmland Values Report.
Despite the overall decline, each of the four sub-regions of Central NSW saw an increase in their median price per hectare. The small decline can be attributed to a greater proportion of properties traded in the Central West sub-region larger than 400 hectares in size. These transactions had a relatively lower median price of $2,581/ha and accounted for 20 per cent of the region’s transactions in 2021, up from 16 per cent in 2020.
The five-year cummulative average growth rate (CAGR) for the region sits at a strong 11.2 per cent.
All municipalities across Central NSW saw an increase to the median price per hectare, with the exception of Bathurst and Singleton. Standouts over the five-year period include Cessnock (+12.7 per cent), Dungong (+9.4 per cent), Muswellbrook (+11.1 per cent), Singleton (+11.1 per cent), and Upper Hunter (10.5 per cent).
These numbers are supported by Corelogic data showing the Hunter region was one of the nation’s best performers in 2021, led by a 32.5 per cent annual rise for dwelling prices in the Hunter Valley. Western Lake Macquarie (32 per cent) was not far behind, while Eastern Lake Macquarie (31.2 per cent) and Newcastle (28 per cent) also recorded strong results, it notes.

Sustained price growth in the region is attributed to a combination of more favourable seasonal conditions following severe drought in 2019; and, more recently, the sharp rise in migration to regional areas in response to the Covid-19 pandemic.
Rural Bank points out that a return to favourable seasonal conditions led to a higher volume of transactions in 2021, which was met with strong demand as buyers moved quickly to secure land after a lack of buying options in 2019 and 2020.
The volume of transactions jumped 30.4 per cent in 2021 with 1,365 properties sold. This followed on from the 35.3 per cent increase seen in 2020. The Central West and East Hunter both saw large growth from 2020 with 45.2 and 33.2 per cent increases in transactions respectively.
Across the Central NSW region, there was a noticeable increase in the size of properties traded as the median parcel size grew 30.4 per cent to 129 hectares. The number of transactions larger than 400 hectares in size grew 72.4 per cent compared to 2020.
Smaller parcels, however, make up the bulk of transactions, with parcels 30-200 hectares in size accounting for 60 per cent of all transactions.

CoreLogic research director Tim Lawless puts the ongoing strength of the Hunter market down to the migration tailwind behind a lot of regional markets in NSW.
Amid a backdrop of decelerating price growth nationwide in December, including a 1.7 per cent rise in the Newcastle and Lake Macquarie region, house prices in the rest of the Hunter jumped 2.9 per cent in the period, according to his firm’s data.
“We’re still seeing people looking towards areas that are commutable back to Sydney and offer some sort of a lifestyle advantage,” he was reported as saying.
