Improved Conditions Lift Prices Of Rural Properties For Sale Tamworth

The median prices of farmland in the northern region of New South Wales – including Tamworth, Armidale and Gunnedah as well as the key towns in the Liverpool Plains Shire – lifted 5.5 per cent in 2021 to $6,094 per hectare, according to the recently released Australian Farmland Values 2022 report.

After declining 3.1 per cent in 2020, the resumption of growth maintains an upwards trajectory with a cumulative average growth rate (CAGR) of 8.2 per cent over the past five years – a reflection of improved confidence among farmers after two consecutive seasons of good conditions, high commodity prices and improved equity positions, says Glen Smallwood of Rural Bank in Tamworth.

Results were mixed across the region, the report found, with 44 per cent of municipalities recording year-on-year (YoY) declines in median price per hectare, most significantly Tamworth, which declined 29.6 per cent. This was ultimately outweighed by the strength of growth in municipalities that gained value.

However, the report adds that over a five-year period Tamworth’s prices have increased by 2.5 per cent per annum to top $3,918/ha at the end of 2021. Similarly, over the five-year period prices in Armidale are +17.4 per cent per annum to $7,081/ha, +10.3 per cent per annum to $6,842/ha in the Liverpool Plains and + 6.1 per cent per annum to $5,594/ha in Gunnedah.

YoY price growth was driven by a 32.9 per cent jump in transactions to the second-highest volume in 13 years. The increase was seen across most municipalities, with excellent seasonal conditions raising demand in border regions such as Walgett, Inverell and Glen Innes Severn.

The number of transactions increased across all price ranges, but the main driver of the increased median price per hectare in the region was an almost doubling of transactions priced over $15,000/ha – though transaction volumes also increased strongly for properties priced below $5,000/ha.

Properties in the 50-150ha range made up the greatest proportion of sales at 32 per cent. However, the smallest parcel size of 30-50 hectares recorded the largest increase in value, up 12.2 per cent to $11,750/ha.

Conversely, the value of larger parcel sizes of 150–250 hectares and more than 250 hectares declined by 7.4 per cent and 11.6 per cent respectively.

Smallwood notes that many farmers have needed to pay a premium to purchase neighbouring blocks as an influx of outside buyers increased competition for rural land as lifestyle blocks, rather than farming.

“The psyche of outside buyers remains to be seen following recent flooding events and this may see land prices stabilise,” he adds.

House prices in the Tamworth area, meanwhile, have continued to grow strongly, with the median value up 22.1 per cent to $434,270 in the 12 months to April 2022, according to Corelogic’s latest Regional Market Update report.

This was off the back of a 34.1 per cent increase in sales volumes in the 12 months to February 2022. Notably, the average time on market was just 34 days.

The surrounding areas of Armidale (median price +23.9 per cent; sales volumes +50.6 per cent), Gunnedah (median price +20.5 per cent; sales volumes +54.7 per cent) and the Liverpool Plains (median price +28.9 per cent; sales volumes +26.5 per cent) also experienced robust growth.
