Bundaberg in the Wide Bay Burnett region of Queensland was one of only a handful of non-capital ‘significant urban areas’ (SUAs) to record an annual increase of 10 per cent in dwelling values over the three months to January 2024, according to CoreLogic’s latest Regional Market Update.

The research found that dwelling values are now rising faster in regional markets than in the capitals, with values up 1.2 per cent and 1 per cent respectively in the period.

An hour south, Hervey Bay saw median values rise 0.2 per cent to $616,692 in the three-month period, bumping up its year-on-year growth to 4.8 per cent and its five-year increase to 67.3 per cent.

What’s more, Bundaberg was also one of just a few regions to see median selling times fall below 20 days over the year, with the regional centre (15 days) recording the shortest median time on market, followed by Toowoomba (17 days), Bunbury (18 days), Busselton (19 days) and Cairns (19 days).

Bundaberg and the Wide Bay Burnett region have also experienced strong growth in farmland values in recent years. The median value of farmland in Bundaberg rose at a compound annual growth rate (CAGR) of 7.8 per cent to $6,423/hectare in the five years to 2022, taking the 10-year CAGR to 6.7 per cent.

The Fraser Coast, which incorporates Hervey Bay, Maryborough and Fraser Island, registered an even stronger five-year CAGR of 8.2 per cent (to $6,695/hectare) and a 20-year CAGR of 7.5 per cent.

CoreLogic Research Director Tim Lawless says the strongest growth conditions have been skewed towards regional areas of WA and Queensland, which he notes have a diverse economic base and are generally supported by a mixture of agriculture, tourism, ports and mining.

“They’re the only states with a positive rate of interstate migration that helps support housing demand and they’re relatively affordable markets,” he adds.

The Wide Bay Burnett has experienced above-average growth in population, employment and gross regional product (GRP) in recent years as it benefitted from a Covid-induced spike in both ‘tree changers’ and ‘sea changers’ shifting to the region’s diverse rural, regional and coastal towns and cities.

The region – located between 160 and 350 kilometres north of the Brisbane CBD and comprising the key local government areas of Bundaberg, Cherbourg, Fraser Coast, Gympie, North Burnett and South Burnett – posted a 5.69 per cent increase in GRP year-on-year in 2021, well above the state average of 2.31 per cent, according to data compiled by the National Institute of Economic and Industry Research (NIEIR).

Economic expansion was fuelled by strong population growth, which increased by 1.12 per cent to 305,472 as of June 30, 2021, significantly higher than the state average of 0.92 per cent.

Full-time equivalent employment (FTE) jumped by almost 4 per cent, driven by health care and social assistance (+1,523 FTEs), agriculture, forestry and fishing (+1,270 FTEs), manufacturing (+811 FTEs), and construction (+703 FTEs).
