Kangaroo Island

Kangaroo Island recorded growth of 9.4 per cent in median price per hectare in 2022 to $4,987/ha, a near doubling since 2019.

Growth in the region’s median price was driven by the strong price performance of smaller parcel sizes.

While the volume of transactions between 30-100 hectares declined 54.1 per cent to account for just 31 per cent of all sales, the tighter supply of smaller land parcels within this sought-after segment drove the median price up.

Murray & Mallee

The Murray and Mallee region recorded a rebound in its median price per hectare in 2022, rising 5.3 per cent to $2,544/ha.

A 25 per cent increase in the volume of sales within the expensive 30-100 hectare range was the driving force behind the increase in the region’s median price per hectare. This rise in transaction volume was accompanied by a 30 per cent increase in the median price per hectare for sales in this range.

The median price per hectare for farmland in the North region increased to $2,023/ha in 2022, a rise of just 2.8 per cent. This was the smallest increase in median price per hectare recorded across the state in 2022.

The proportion of transactions over 300 hectares rose from 21 per cent in 2021 to 28 per cent in 2022 while the median price of these larger farmland parcels fell to $1,238/ha in 2022, a 16.5 per cent decline on 2021.

This weighed on the performance of the region with the larger parcels of farmland selling at significant discount compared to the more sought after 30–100 hectare range which recorded price growth of 4.2 per cent in 2022. This pushed the median of these smaller farmland parcels to $3,997/ha.

Yorke & Mid-North

The median price of farmland in the Yorke and Mid-North region recorded growth of 26.3 per cent in 2022 to hit a record high of $9,473/ha.

This was driven by an increase in the number of sales of smaller, more expensive parcels of land.

The region saw a 26 per cent increase in the number of transactions for smaller than 200 hectares while the number of transactions larger than 200 hectares was unchanged year-on-year.

The South East region in South Australia was the best-performing regional house market, with annual value growth of 9.1 per cent, down from 10.8 per cent three months ago when it was also the best performer.

While sales were 17.3 per cent lower than one year ago, they remained 2.9 per cent above the five-year average for the region. In the predominantly rural Limestone Coast, Naracoorte was the standout, with the home value index up 14.9 per cent to a median price of $349,150 in the 12-month period; followed by the main city of Mount Gambier, where home values were up 7.8 per cent to a median price of $402,690.

On the Fleur Peninsula, Yankalilla posted a 11.9 per cent lift in home values to a median price of $641,463; while Victor Harbour recorded a 9.6 per cent jump in home values to a median price of $655,981.

CoreLogic Australia Head of Research Eliza Owen says markets that saw an increase in prices over the past 12 months were largely more affordable and were more rural.

“Presumably, lower value assets have been more resilient to increases in interest costs because they require lower indebtedness,” she says.

“Additionally, targeted migration programs also tend to focus on parts of regional Australia as a pathway to permanent residence, so some of the more rural, regional parts of the country may have seen sustained housing demand as international travel restrictions have lifted through 2022.”

It found Mt Gambier – as well as other key regional SA towns of Ceduna and Port Augusta - were the top-three local government areas (LGA) by growth in capital-to-regional migration in the 12 months to March 2022.

Ceduna, located on the shores of Murat on the west coast of Eyre Peninsula, around 786km north-west of Adelaide, topped the rankings, with 114 per cent year-on-year (YoY) growth in migration, including 59 per cent quarter-on-quarter (QoQ) growth between the December 2021 and March 2022 quarters.

It was followed by Mt Gambier, SA’s second most populated city situated about 450km south-east of the capital, which posted an 85 per cent YoY jump in migration and 69 per cent QoQ increase.

Driving the five-year high growth in regional migration (+16.6 per cent in the March quarter, almost double pre-pandemic levels) were young people – specifically Millennials (24-40 years) and Gen-Xers (40-56 years), the report found. Millennials accounted for the highest proportion of regional movers, making up 76 per cent of movers to Port Augusta, 70 per cent of movers to Mount Gambier and 66 per cent of movers to Ceduna.

A combination of more affordable housing and employment opportunities is the key attraction, particularly in the SA LGA’s, according to the report.

“With regional SA’s median dwelling price well below all other states’ regional medians, it’s not surprising to see the state account for three of the top-five LGAs for growth in capital-to-regional migration.

Regional Australia Institute (RAI) CEO Liz Ritchie adds that regional living is attracting more young people and particularly younger families who are looking for bigger living spaces at a cheaper cost.

People moving from capital cities to regions in the March 2022 quarter accounted for 6.4 per cent of all relocations. This is a slightly larger share than a year earlier, up by 0.1 of a percentage point, reflecting the increase displayed in the headline Regional Movers Index.

Ritchie notes Millennials and Gen-Xers are welcome additions to any regional community as they often bring with them business skills to grow the local community, as well as families who integrate into the local school system and community sporting activities.

Not surprisingly, demand for property for sale in these regional areas is soaring, Fowler points out.
