The median price per hectare of smaller acreage lots (30-100ha) in Queensland fell marginally by 0.5 per cent to $8,682 in 2020, according to the latest Rural Bank Farmland Values Report. This compares with growth of 11.8 per cent (to $5,200) for all acreage sizes in the Sunshine State in the period.

The decline in the smallest parcel size range is attributed to the weight of increased supply, with 961 transactions in the period, up 235 on 2019.

South Queensland contributed most of the increased number of transactions in this range and strong increases also occurred in the Central and North regions.

Up north, transaction volume increased for parcels in both the 30-50ha and 50-100ha ranges. The median price per hectare in the 50-100ha range declined 14.2 per cent. There was a higher proportion of transactions in this size range in lower priced municipalities in 2020 in comparison to 2019 which contributed to the decline in median price for the region.

In contrast, the median price per hectare in the the 30-50ha range jumped by 7.1 per cent to $13,054 on higher transaction volumes.

In Central Queensland, the median price per hectare for acreage in the 30-50ha range increased by 18.5 per cent to $5,934 off the back of 187 transactions, up 55 on 2019.

The relatively large increase in the number of transactions for parcels between 30-100ha increased the proportion of high-value small parcel transactions in 2020, rising to 62 per cent, up from 56 per cent in 2019.

A greater proportion of smaller transactions, which attract a higher dollar per hectare value, contributed to the 20.5 per cent increase in the region’s median price per hectare to $3,268.

In South Queensland, the median price per hectare increased for all parcel size ranges in 2020 except for those larger than 200ha. Growth was strongest in the 30-50ha range (+9.5 per cent to $12,352); while median prices in the 50-100ha range rose by 0.3 per cent to $7,219.

All parcel size ranges recorded an increased number of transactions in 2020, but there was an increased proportion of smaller parcels with the 30-50ha range accounting for 30 per cent of the region’s transactions in 2020, up from 24 per cent.

An increased proportion of smaller, and typically higher-priced parcels, contributed to the increase in the region’s median price per hectare of 2.5 per cent to $7,451.

Despite a 39.4 per cent increase in the median price per hectare for all parcels sizes, the price per hectare for smaller lots in the 30-4,000ha range dropped 18.5 per cent to $1,465 in 2020 - although the 10-year annual average growth rate remained high at 7.8 per cent.

Smaller parcels between 30-4,000ha saw the highest increase in transaction volume, which resulted in this size range accounting for 38 per cent of transaction volume, up from 27 per cent in 2019.
