Peronne Station comprises of 634 hectares of freehold tenure situated on the western bank of Cape River. It is located approx. 8 km North of Pentland and 106km west of Charters Towers with access off the sealed Flinders Highway via Pilchers Farm Road.

The property is well suited to any combination of irrigated farming, breeding, backgrounding, or fattening and can either stand alone or benefit a larger operation. Additionally, its' close proximity to markets secure access combine to make this an ideal depot for sale cattle.

Described as predominantly flat to gently undulating goldfields country with extensive open cleared river flats of fertile alluvial soils adjacent to Cape River, some of which are developed to flood irrigation. Whilst directly adjacent to the Cape River the whole property is considered flood free with the exception of the traversing creeks and waterways.

There is approximately 20.5Ha (45Ac) that has been cleared and developed to flood irrigation and is utilised to grow Rhodes grass hay. In addition, there is a further area of approximately 22Ha(50Ac) that is cleared with irrigation lines and hydrants in place that is not currently utilised for farming.

Those areas that are not cleared but adjacent to Cape River, Spring Creek and other traversing waterways are predominantly timbered with Gum and some Ironbark and Box varieties and carry a mix native pastures and stylos. Away from the waterways the country is predominantly lightly timbered with Ironbark and Box varieties and grassed with native varieties and stylos. There is a small amount of Wattyl on the on the ridges.

Peronne is well improved and set up for either a resident or manager. Buildings include the expansive main 2 storey Queenslander homestead set in established lawns, gardens and trees; a combined shed area with multiple purposes including workshop, machinery housing and storage; a large high roof hanger; smaller service sheds and a maintained dirt airstrip approximately 1km in length.

It is fully boundary fenced and internally into 2 main and 3 smaller/holding paddocks for livestock use and 1 paddock for the flood irrigation. It has a fully serviced cattle yard with a 200 head capacity which includes a 5-way draft, vet crush, near side branding facilities and portable single loading ramp.

The property is well watered throughout from numerous sources which include 3 river spears, 1 well, 1 dam and an abundance of seasonal water holes through the traversing waterways. The licensed spears in Cape River have an irrigation licence/allocation attached with a 298.8ML capacity which is utilised to flood irrigate the developed farming country.

The owners estimate a realistic long term stocking rate of 150 breeders or 200 AE's seasonal dependant and note this estimate does not include the utilisation of the flood irrigation area for grazing. The owners advise that the flood irrigation farming area produces approximately 250 large square Reclaimer Rhodes grass bales per cut.

Whilst the farming area is currently utilised for hay production the certain availability of water and productive soil types make this area suitable to grow a range of small crops of tree crops, which adds to the property's diversity and production capabilities.

The property is being sold bare of stock but includes a basic plant and equipment list. Included also is a transferable water allocation which allows the pumping of irrigation supply from Cape River.
