Soils on all four properties are predominately soft grey clays with some mulching country. There are some lighter red loam soils on the northern end of Gilgowrie. Over the years, lucerne and clover have been planted in the non cropping paddocks. Cropping rotations have generally consisted of canola, wheat and barley. In 2022 just over half the property has been planted to canola, and the remainder of the property is pasture.
The shed areas are immaculate, and infrastructure has been meticulously maintained.
Water is supplied to Ozone Park from the Quandialla water scheme. The water is pumped across the property from this point supplying 70%* of the aggregation. This area could be expanded if needed. Strategically located dams across the property capture water which is then stored for drier times. Most sheds have water tanks providing fresh rain water when needed.
The sheep infrastructure is excellent and the sheep yards have recently been partly renewed. The lane ways surrounding the properties make the movement of stock particularly easy.

The first stage will run until 10.00am Tuesday 13th September 2022 and will seek non-binding offers from interested parties.
