Marionvale, Mount Garnet/Greenvale, Qld.
Premium Basalt Grazing in the tightly held Valley of Lagoons Area, North Qld.

Situated at No. 2314 Lava Plains to Mt. Fox Road, approx. 130km from Mt. Garnet and 318km SSW of Cairns.
Lot: 4 GU26 GHPL 22/1231
Parish: McBride - Shire: Dalrymple
Area: 16,053.88 Ha or 39,653 Acres approx.
Elevation: approx. 569 metres ASL
Rainfall: 730mm p/a or approx. 29 inches
Rates: Approx. $15,000 p/a.
Premium breeding and grow out country in a safe seasonal area, with excellent access approx. 27km off the main Kennedy Development Road, which links to Charters Towers and Townsville and all points to the South and West.

COUNTRY: Flat to undulating Black and Red Basalt country dotted with expansive black soil plains, merging into some low lighter ridge country, mostly on the Western side. Predominant soil type is a deep friable clay soil. The Eastern boundary mainly follows a basalt wall through which the perennial Kinkiley (commonly called the Kinrara Spring) winds its way towards the Burdekin. Expedition is the other main creek system on the property.
This area is known for its permanent springs. The property is also bisected by Spring Creek, which curves right around, past where the Homestead complex is situated, before exiting into neighbouring Gilldale. These formations are a real feature of Marionvale, providing permanent running water and also excellent grazing, especially as the season dries out. Both systems and their ancillary creeks and gullies all drain into the Burdekin River system.
The McBride's Plateau (approximately 449,500 Ha) is a vast area of past volcanic activity and which lends itself to strong agriculturally based industries involving mining, grazing and areas of farming. A dominant feature of this formation is the easily accessible underground water and permanent spring fed creeks.
Timbered with Ironbark, Gum, Grey Box, occasional Moreton Bay Ash and Black Ti Tree. Grass species include Black Spear, Urachloa, Indian Couch, Natal Grass and introduced Seca Stylo and Wyn Cassia.
WATER: Reliable 730mm average annual rainfall. Permanent spring fed Spring and Kinrara Spring Creeks, plus seasonal Expedition Creek. Approx. nine bores equipped with a combination of submersible pumps and generator sets, mills and two on mains power including one at the Homestead.
This combination, plus the abundance of underground water means that Marionvale is very well watered.
IMPROVEMENTS: Three substantive homes all of Masonry block construction (one built in approx. 1988-1989).
Main machinery shed/workshop: steel frame, part concrete floor, power connected.
Extensive ancillary shedding.
Homestead yards mainly steel and recently renovated. Undercover work area, dip. The Middle yards on the SE end of the property are timber and steel with draft and crush and dip. Mustering camp shed - timber frame. All in good order.
All yards are serviced by coolers and holding paddocks and laneway systems, and both have water connected and road train access.
Airstrip all weather gravel (2,100M), suits RFDS twin engine aircraft.
STOCK: Cattle included in sale and are good quality Brahman & Brahman X Breeders. Numbers being finalised and available from Agent. Bulls purchased from various suppliers, including Lanes Creek and NCC.
PLANT: Plant included in sale, please contact Agent for Inventory.

REMARKS: Rarely do properties go to the market in this tightly held and much sought after area. Marionvale is a prime example of the best of this type of country with all the key features of quality holdings present, including:
• Reliable rainfall area.
• Good access to markets and processors.
• Strong mix of country with Red and Black Basalt origin soils.
• Quality grazing that ensures cattle will perform well and put on weight.
• Good quality breeding herd.
• Sound structural improvements in good order.
• Very sound fencing, yards, water and infrastructure.
There is potential for farming development too on the big open plain areas that are another attractive feature of Marionvale. The areas of open plain country include:
Front and Back Spring Plain with two permanent running springs and near homestead complex. Has been used to grow Lucerne in the past on the Front Spring section. Combined area approximately 763 acres.
Plover Plain also with running spring 272 acres approx. Bullock Creek Plain 186 acres approx. with running spring. Chinaman Plain 978 acres approx. fed by three running springs. Farming potential.
Expedition Plain 657 acres approx. with running creek, mill and Williams Bore (diesel pump). Como Mill Plain 1,393 acres approx. Goodwater and Bullock Paddock Plain 1,964 acres approx. also with mains power bore.

For Sale by Public Auction on Thursday 12 December at Cairns RSL Club (upstairs) on the Esplanade, Cairns at 11am.
