“Dunrow East” — Productive Small-Acreage Farm
Productive Small-Acreage Farm
Located just 13 kilometres south of Hamilton’s town centre, “Dunrow East” offers an appealing opportunity to secure 232.60 acres (94.13 hectares) of productive farmland in Victoria’s south-west.
Set at the foot of Mount Napier, the property benefits from excellent soil types and has been carefully improved, with the entire holding sown to annual pastures. A substantial fertiliser program has been undertaken, along with the application of 10 tonnes of lime per hectare over the past three years.
The property is divided into seven main paddocks, supported by a laneway system and new fencing throughout. Each paddock has a dam, with the exception of one paddock that has access to the creek. Tree-lined boundaries and a main-road frontage also mean there are no neighbouring sheep or cattle properties along the boundaries.
Farm infrastructure includes a four-stand woolshed with capacity for approximately 600 sheep and power connected, basic undercover sheep yards with room to extend, a 45-tonne silo and a raised barn. An exceptional potential house site is also available, subject to Council approval.
Well suited to an entry-level farmer seeking a smaller start-up property, or as a productive fattening block, “Dunrow East” combines useful infrastructure, strong pasture development and a convenient location close to Hamilton.
