450 hectares is offered for sale with the successful buyer having first right to lease the adjoining 821 hectares

Our sellers are offering for sale a 450 hectare location, known locally as 'Melvins', that will be available for immediate possession with an April 2023 settlement. This location features an outstanding quality natural freshwater supply via a large soak, a number of smaller soaks plus a freshwater windmill supply located on a bore.

The farm is extremely well fenced, both boundary and interior, with steel posts, 'Ringlock', steel strainers and quality steel and 'cockie' gates. A real feature is a good quality, all weather lane way that runs through the entire farm making livestock and large machinery and truck movements simple.

The soils here are open, loams and loam sands country ranging from outstanding 'York' gum to lighter loam sands and there is approximately 285 hectares indicated as arable plus a further approximately 85 hectares of fenced grazing style country.

There is access to the farm from Dowerin-Meckering road to the west and the lease property adjoins on the eastern side and whilst the farm is not connected to power the lines run through.

The successful purchaser of the 450 hectare title will have the first right to lease the adjoining 821 ha parcel known as 'Charm Hill'.

There is approximately 575 hectares indicated as arable by our sellers which also ranges from an outstanding selection of quality 'York' gum, 'Mallee' through to lighter sand loams. There is also approximately 140 ha of fenced and watered country that is suitable for grazing which has been cropped in the past and with some 'renovation' could be cropped again.
Scheme water connected is connected to this lease portion of the property but there is also a freshwater soak.

Farm building improvements include a four-stand shearing shed with a very good quality set of steel sheep yards, a modern, steel frame 36m x 18m general purpose/machinery shed with 7m height clearance, plus chemical fill facility, 25000 litre boom-spray fill, 50 tonne liquid fertiliser storage tank and modest granular fertiliser storage located in an older style, 18m x 6 m general purpose shed. Modern overhead 'Moylan' silos total over 400 tonnes of grain storage and include 5 x 2700 bushel silos and a 1500 bushel silo. A workshop shed is fully enclosed at one end and is all concreted.
