Our sellers are offering for sale a 450 hectare location, known locally as 'Melvins', that will be available for immediate possession with an April 2023 settlement. This location features an outstanding quality natural freshwater supply via a large soak, a number of smaller soaks plus a freshwater windmill supply located on a bore.
The farm is extremely well fenced, both boundary and interior, with steel posts, 'Ringlock', steel strainers and quality steel and 'cockie' gates. A real feature is a good quality, all weather lane way that runs through the entire farm making livestock and large machinery and truck movements simple.

There is also approximately 140 ha of fenced and watered country that is suitable for grazing which has been cropped in the past and with some 'renovation' could be cropped again.
Scheme water connected is connected to this lease portion of the property but there is also a freshwater soak.
Farm building improvements include a four-stand shearing shed with a very good quality set of steel sheep yards, a modern, steel frame 36m x 18m general purpose/machinery shed with 7m height clearance, plus chemical fill facility, 25000 litre boom-spray fill, 50 tonne liquid fertiliser storage tank and modest granular fertiliser storage located in an older style, 18m x 6 m general purpose shed.
