'Burley' - Once in a Lifetime Opportunity
Proudly held by the same family for generations, this landmark rural holding is a unique offering in the Central West region where properties of this calibre - defined by history, natural abundance, and agricultural capability - rarely come to market.
Burley is a highly productive and exceptionally well-maintained property, offering a superb balance of arable country suited to mixed cropping and high quality grazing. This versatility supports sheep, cattle, cropping, pasture, hay and silage production, and intensive agricultural systems.
Its scale, diversity and proven performance are underpinned by outstanding water security, with dams, creeks and an integrated trough system ensuring dependable supply and operational reliability across all seasons.
The property is further strengthened by extensive and established infrastructure, including:
• 757.05 Ha (1870 acres) freehold title
• 4 km to Woodstock and 23 km to Cowra
• Strong red loam country with white box timber
• Five bedroom home with three bathrooms, two kitchens, expansive living and entertainment areas, and office space
• Beautiful, established gardens
• One bedroom guest cottage
• Three sets of steel cattle yards
• Four stand shearing shed
• Silos, hay and machinery sheds
• Horse stables, yards and feed room
• Solar panel infrastructure
• Excellent water systems: dams, creeks, troughs, bore water, and access to the Lake Rowlands pipeline.
• Good fencing, including extensive electric fence systems
• Subdivided in 24 paddocks plus laneways and holding paddocks
• Convenient access to the Woodstock village and town of Cowra
• Rolling hills and panoramic views across a distinctive rural landscape
