Location: Broughtonview Park is located approximately 15km south of Charters Towers (15mins drive) with Broughton River frontage for approximately 1.4 kms. Horse stables and Arena:
The current owners are horse enthusiasts. Adjacent the sheds are purpose-built stables (2 covered, 2 open-air), tack room and a circular arena constructed of steel portable panels. To facilitate ‘cutting’ practise a significant quantity of sand has been dropped into the arena. The stables are watered via the house pressure pump.
Fencing:
The property is subdivided into 4 main paddocks (3-4 barb) for use with cattle. Previous ownership had a couple of very small paddocks used for chicken / egg production, but this project has long since been abandoned.
Country:
The property is comprised of fertile Goldfields red gravelly soils and some alluvial river frontage all lightly timbered with Paperbark, Oak, Ironbark and Bloodwood and pastured with Buffel, Indian Couch, Stylos, Urachloa and various native grasses.
The owners have applied both mechanical and chemical control of the woody weeds such as Rubbervine and Chinee Apple with considerable success … there is very few remaining plants. This is an ongoing programme, particularly adjacent the river frontage, but the results are evident.
Water:
Broughtonview Park is considered well-watered.
Water, both domestic and livestock usage, is assured via a very good spear in the Broughton River. The spear was positioned prior to the current owner’s acquisition of the property in 2018 and is equipped with an Onga centrifugal pump with timer. Both single and 3-phase mains power is available at the pump site. An unused replacement centrifugal pump is included in the sale.
Additionally the owners, prior to 2018, also positioned using a 20 tonne excavator, a 6inch PVC pipe with stainless steel screen in the river, adjacent the existing setup. This is suitable for use with a submersible pump but has not been required. Approximately 200metres from the house is a bore of unknown capacity … also never been used.
Shed water and livestock supply to troughs, stables etc is river water coming from tanks at the house. Garden watering and house supply (washing, showers etc) is river water, while drinking water is supplied via the rainwater tank to the kitchen only. Both supplies are facilitated by a pressure pumps (2) located at the house.
