On the Penrose Road, 66 kms south of Blackwater, and 68 kms north of Rolleston. Primary access is good via the Blackwater-Rolleston Road, 60 kms of which is sealed to the Penrose Road turn off, then 6 kms of good, formed gravel.
Blackwater (66 kms) is the nearest service centre and provides most services. Higher level services are available at Emerald (125 kms) and Rockhampton (260 kms).
Export Abattoirs and major Saleyards selling facilities are also available at Rockhampton and Emerald.
School bus picks up 3km from the Homestead for travel to Rolleston Primary School.

“Kulla” is located in the prime fattening and backgrounding Comet-Blackwater-Rolleston triangle, widely acknowledged as some of the best of the Central Highlands cattle country. The property comprises predominately mixed brigalow scrub of which 2700 Hectares (6,700 acres) is developed and sown to a profuse coverage of buffel grass pasture. 550 hectares (1,360 acres) is partially developed open mountain coolabah with a strong buffel presence. 330 Hectares (815 acres) of open black soil downs with scattered mountain coolabah and bloodwood. 204 hectares (505 acres) of steeply sloping lancewood forest ridges, which mainly form the northern boundary and a small ridge in the centre of the block.
An area of approx. 900 hectares (2,200 acres) of the developed brigalow buffel country is showing signs of a brigalow regrowth presence. Approx. 850 acres has been pelleted in the past 18 months.
A very favourable vegetation map is in place to enable on going control and enhancement of any regrowth areas.

STRUCTURAL IMPROVEMENTS:
Homestead: Built about 1960 and recently renovated and repainted, it comprises 3 bedrooms, 1 bathroom, kitchen, lounge, dining, laundry, and front porch. Timber floor and frame, fibro walls and corrugated iron roof, the total floor area 134 m2. Ancillary structures are 3 lawn lockers on concrete base, concrete rainwater tank and a poly rainwater tank.
Main Shed: Built about 1980, 54m2, with concrete flooring, steel frame with trim deck/zincalume walls and roof. Feeds a 22,500-litre poly rainwater tank.
Small Shed: Also built about 1980, 16m2 earth floor, steel frame, trim deck/ zincalume roof and walls three side.
Cattle Yards: Of 250 Head capacity, the main working areas were refurbished in 2016 of all heavy steel construction, the outer areas all older portable panels. Very functional facility with 8-way draft, race, Warwick Utility cattle crush with head bail and Tru-Test scales, and a single steel loading facility. Concrete calf race with steel posts and nine panels of metal sheeting and branding cradle.
Fencing: “Kullanda” boundary is 4 barb wires on galvanised maxi steel posts in excellent condition. “Redrock” and “Penrose” boundaries 4 high tensile barb wires on Rosewood posts, fair condition. “Bottle Tree Camp” is a semi natural boundary of steeply sloping Lancewood Forest ridges, some sections of 3 barb wire on old wood posts in poor condition. It is currently subdivided into 13 main paddocks plus holding paddocks, comprising a mix of good 4 barb wires and wooden posts, as well as older sections of wood posts and 3 barbs, and 1 plain and 2 barb.
WATERS:
“Kulla” is adequately watered for its current use, sourced mainly by a bore, 52 metres deep, with a reported supply of 4,000 litres per hour equipped with a Grundfos submersible pump and a portable generator, twin dams of approx. 20,000m3 and 7,500m3, which are equipped with a 3” Honda petrol pump filling a turkeys nest from which it gravity feeds into a reticulation system that comprises approx. 15kms of mainly 63mm poly pipe, that can be supplied as well from the bore. On this line there are a 27,000 litre and 45,000 litre poly tanks located in the paddocks as well as a 31,000-litre concrete tank at the house, and in addition a 121,000 litre Rhino steel tank located in the southeast of the property, which gravity feed to approx. 20 concrete troughs strategically located. In addition, there is an 8 metre deep well with a reported supply of approx. 1,000 litres per hour, a variable supply dependent on the water table movement. It is equipped with a Grundfos electric submersible pumped connected to mains power and feeding into the reticulation system. Two small earth dams of 750m3 and 1,500m3 provide seasonal supplies. Shotover Creek which forms the southern boundary of “Kulla” also has temporary holes when subjected to seasonal flows.
REMARKS:
Located in one of the most sought-after cattle grazing districts of Central Queensland, “Kulla” is a grazing asset of the highest standard capable of achieving the best levels of production in all available options, fattening, backgrounding, or breeding. It is an easily managed operation which would excel at growing weaners out to feedlot entry weights or taking all categories to slaughter levels. Although developed to a reasonable level, a little more investment in development would take “Kulla” to a “show place” standard. Would strongly appeal to existing producers looking to expand, as well as easily run as a standalone operation. Approx. 500 Charbray x breeders with approx. 300 calves at foot, the balance P.T.I.C would be available to the purchaser at valuation, if so desired.
