Mill Farm, 44 East Arm Road, Hillwood TAS 7252

Elders Rural Real Estate is delighted to partner with our vendors in bringing Mill Farm to the market. Set across approximately 82.8 hectares (205 acres) at Hillwood, Mill Farm combines quality rural living with a highly developed grazing platform, ideally suited to those with an interest in agriculture and particularly beef cattle.

Significant investment by the current owners has established Mill Farm as a productive grazing property, with particular emphasis placed on pasture improvement and building soil fertility. Perennial ryegrass, cocksfoot and clovers are supported by an ongoing fertiliser program, while new fencing throughout includes Speedrite electric internal fencing and exclusion fencing around the perimeter.

The paddock layout is a standout, with an excellent laneway system, internal roads and tracks making stock and vehicle movements simple and efficient, particularly for a one-person operation. Strategic belts of standing timber provide shelter, complemented by a good dam water supply.

The property is predominantly Dermosol soil, a well-structured soil with good fertility and water-holding capacity, making it well suited to establishing and maintaining productive pasture. The gently contoured country and approximately 847mm long-term average annual rainfall further support its grazing credentials.

Complementing the acreage is a substantial modern family home, offering four bedrooms, two bathrooms and four-car garaging. Well suited to the scale and lifestyle of the property, the residence provides an excellent base from which to enjoy both the rural setting and the farming pursuits on offer. The home is currently leased, with the lease expiring in March 2027.

Farm infrastructure is further enhanced by a five-bay machinery shed, including three lockable roller-door bays and three-phase power.

Mill Farm offers the best of both worlds: a quality rural lifestyle property with a substantial family home, together with the land, infrastructure and productive pasture to genuinely enjoy farming and livestock production.
