43 Robinson Road, Violet Town VIC 3669

In property sales the old adage - "Position, position, position" hold especially true for this attractive property of 630 acres, located at the corner of Robinson rd and Harrison Rd, Violet Town. In this locale you are within a kilometre of the Hume Fwy and halfway between Benalla and Violet Town, 18km and 10km away respectively.

The excellent access is assured by 3.3km of road frontage to the south and east of the property, with the Turnip Creek running halfway along the western edge. The land is flat and has some contoured drainage channelling in place. Soils are clay-loam and will respond quickly to fertiliser application.

Farming infrastructure is set up close to the house - a modest 3 bedroom cottage in original condition. A 4-stand shearing shed is in very good order and has capacity to house approximately 300 sheep undercover. Other improvements include:
• 2 large haysheds - 1 steel frame, 1 timber frame, with an est. capacity of 500 Rolls
• Steel Rhino 104,000Lt water tank, 2 x open bay machinery sheds, Workshop, Silos x3
• Steel cattle yards with crush, loading ramp and large holding pen
• Divided to 17 paddocks - fencing in good order, and with 8 dams

The property has been home to the current owner's prime cattle enterprise and their Quarter horses for the past 30 years or so - prior to that time it ran mostly sheep. The large holding pen adjacent to the cattle yard has a sand base and is well suited to working horses.

This farm enjoys a host of natural advantages, among them is the lovely outlook across paddocks dotted with mature gums and box trees. The size of this farm allows critical scale for your farming enterprise whether you choose to run sheep, cattle or for fodder production.

This property is well-priced and represents real value to the astute buyer, whether you need a start in farming, or a productive out-paddock to expand.
