The plumbing has not been connected to the building but it wouldn’t take much to make this a great base-camp (Rural Glamping). The accommodation and shipping containers are in good condition without roof leaks etc.
Easily powered by a small generator it makes a great weekend escape property. There are metal yards included in the sale as photographed. The campsite is located near the main dam and away from the boundaries giving a unique and private space to enjoy the peace and listen to relaxing bush sounds and forget the stresses of the world. Unfortunately, the last couple of rain seasons have been very disappointing with a lack of storms and rain to fill the dams.
Included in the photos of the property is the current levels of the dams plus a photo of the main dam taken a few years ago when there had been a good wet season.
The main dam capacity is huge and even though it has been 3 years of poor rain both dams are still holding good water.
At the edge of the campsite and near the main dam is a large southern cross diesel water pump (the current owners have not attempted to start the pump in the last 5 years) it has a shelter over it so perhaps with some attention and repair it could have a new lease of life.
Previous owners of the property used the campsite area for small crops, the soil throughout the property appears to be fertile and maintains a large variety of trees and vegetation. The land has good level areas and also lovely gentle undulation terrain providing great catchment for the dams. The highest peak on the contour map is at 62 mtrs and the lowest is 33 mtrs. There is a stand of pine trees (approximately 25 trees- some mature). Through-out the property there is a large range of sizes and variety of trees testament to the good soil on the property.
The property shelters a huge selection of birdlife, from small native finches to larger birds of prey and many in-between including wrens, magpies, butcherbirds, brolga’s, Jabiru’s and kookaburras.
With the variety of trees, grasses and the dams there is no shortage of birds and wildlife on the property. Lovely to watch the Kangaroos and Wallabies and listen to the birds while sitting round the campfire and contemplating the day to come or reflecting on the day that has been. There are areas that have been planted with improved pasture grasses in the past and grasses identified on the property include green panic, signal grass, lucerne and some legume including Wynn Cassia in small areas.
There is some Rats tail grass on the property but the owners have been spraying to reduce it and they are getting it under control but it has been perfect weather conditions,
for its growth in the last 12 months. The property has a track round the entire boundary as well as tracks throughout giving great access to all areas.
Included in the sale is the Tractor – David Brown 990 with front carry-all and rear slasher.
The tractor is housed in a farm shed at the front of the property.
