392 Tuntable Falls Road, Nimbin NSW 2480

GNF Real Estate proudly presents Nimbin Valley Dairy to the market. Rarely does an opportunity arise to secure 200 acres of iconic Northern Rivers countryside with breathtaking views, substantial agricultural infrastructure and multiple avenues for future growth.

Whether you’re seeking an established farming enterprise, a destination for agritourism, a boutique food-production hub or an exceptional rural estate, Nimbin Valley Dairy offers the scale, setting and foundations to bring your vision to life. Formerly known as Couch’s Old Dairy Farm, this renowned property featured on ABC TV’s Back Roads and is now being offered to the market for the first time.

Spanning 80 hectares (200 acres), the property enjoys sweeping 180-degree views across the Nimbin Valley to the spectacular Border Ranges and Mt Lindsay. Rolling open paddocks, mature shade trees and a magnificent dam create an impressive rural setting just 4km from Nimbin Village. Established Infrastructure & Versatile Opportunities Currently operating as a dairy and food-production property, the holding includes cow and goat dairy infrastructure, food-production facilities, cold rooms, extensive sheds, internal farm roads, livestock facilities, three-phase power and secure potable and farm water supplies.

The original three-bedroom farmhouse occupies an elevated position overlooking the dam, with extensive decking to enjoy the peaceful surroundings and panoramic views. Approved Subdivision & Agritourism Potential. An approved subdivision allows for two approximately 40-hectare (100-acre) holdings, each with a building entitlement, offering flexibility for future owners. Existing approvals include agritourism activities such as farm tours, camping, on-farm accommodation, events and a farm café, together with approval for a new food-production facility. Current food-production and liquor licenses add further versatility, subject to applicable conditions.

Continue agricultural production, establish a boutique food destination, explore farm-stay accommodation, create a multi-generational rural estate or secure a substantial landholding with future potential. A Rare Northern Rivers Opportunity Combining productive acreage, established infrastructure, water resources, recognised history and extraordinary views, Nimbin Valley Dairy presents an opportunity to acquire a landmark property with the flexibility to shape its next chapter.
